Embossing of documents for Non-Resident Indians (NRIs) or Overseas Citizens
of India (OCIs) through Online Mode:-
NRIs or OCIs who need to sell, buy, rent out, or take possession of property in Punjab but cannot visit
India to register documents personally can execute a Power of Attorney (SPA, GPA, Affidavit, or
revocation of a previous POA) to appoint a family member, relative, or friend as their agent. This agent
can then act on their behalf to register the property documents at the registrar's office in Punjab. This
application also caters to the following cases of NRI/OCI:- Dispute on Property, Court Case, Birth
Certificate, Divorce, Adoption and Bank Dispute.
Eligibility criteria
1. The property should be located in Punjab.
2. Owner of property (executee) should assign an authorized person through a Power of Attorney
(executant).
3. Additionally, there are no legal cases associated with the property.
Note: Sale deed will be executed through GPA only
Before initiating registration process, applicant are advised to keep following legible documents
ready in pdf file only:-
1. Profile Photo passport size photo only in JPEG/JPG format(size upto20 KB to 250 KB).
2. Self-declaration. (pdf size up to 500 KB)
3. Identity Proof accepted documents: Passport, Driving License, Aadhar Card, Voter ID, etc. (pdf
size up to 500 KB)
4. Passport. (pdf size up to 500 KB)
5. Embossing-scanned copy of the document to be executed. (pdfsize up to 500 KB).
Fee Structure:-
1. Special Power of Attorney (SPA): ₹1000
2. General Power of Attorney (GPA): ₹2000
3. Affidavit: ₹100
4. Revocation of Document: ₹1600
Steps to be Followed on e-Services Portal:
1. Register on the Service Plus Portal (https://eservices.punjab.gov.in/).
2. Login to Service Plus using your login ID and password.
3. Go to the Punjab Embossing Information System and fill in the required details for applying for an
appropriate case (profile photo should be in .jpg or .jpeg format).
4. Applicant needs to upload the required documents on the portal (all documents should be
uploaded in PDF format).
5. To make the payment, carefully select the fee as per the guidelines and finally submit the
application.
6. Dealing hand on receiving the application scrutinizes and in case of any objection may send back
to the applicant. Otherwise the application will be forwarded to approving authority.
7. Approving authority either approves it or sends back to dealing assistant in case of any ambiguity.
8. After the approval of approving authority, request will be sent to the applicant for booking of slot
for visiting to the office of competent authority for embossing of original documents.
9. Applicant has to book the slot as per his/her choice of visit.
10. Applicant will visit the office of competent authority and document/ deed will be embossed by
the competent authority.
11. If candidates encounter issues while filling out the application form in Google Chrome or any
other browser, it is advised to use Mozilla Firefox (ESR version). In case of issues/errors in Internet
Explorer, it is advised to clear the browser history/cache and try again.
