THIS AGREEMENT OF LEASE executed at Chennai on this 20TH JUNE 2018 between

Street,Mugaliwakkam,Chennai-60125, Hereinafter called the LESSOR which term shall
wherever context so admits, mean And include his heirs, legal representatives, executors
and assigns of the ONE PART
and Mrs.S.Indira ADHAAR NUMBER :( 9854 6136 4542 )MOBIL NUMBER
9710708826,9841010322 residing at No.39,sulochana Nagar,Mouliwakam,Chennai
600125 hereinafter called the LESSEES which term shall wherever the context so admits
mean and include her heirs, legal representatives, executors and assigns of the OTHER
PART.
WHEREAS the LESSOR is the absolute owner of the S2 Flat at 2nd floor
Premises hereinafter bearing Flat No:S2. Door No.96, Lakshmi
Street,Mugaliwakkam,Chennai-60125, is on the look out to let out the premises.
WHEREAS the lessee already tenant under the lesser since 4th july 2017. Now
the ;lessee approach the lessor to extent the lease agreement LESSOR has agreed to
extended the lease period ,lease out the portion of the premises mentioned in the
Schedule to the LESSEE and the LESSOR and the LESSEE
have agreed to the following terms and conditions:
NOW THIS AGREEMENT OF LEASE WITNESSETH:
. A. The lease has paid cash to the lessor a sum of Rs. 5,00,000/- (Rupees
Five Lacks Only) towards security deposit on 4th July 2017 .now to the
extended of the lease period additional security deposit Rs. 2,00,000/-
(Rupees Two Lacks Only )paid cash today .Hence totally Rs.. 700000/-
(Rupees Seven Lacks Only) received by the lessor as a security deposit
the receipt of which the lessor does hereby acknowledge. This amount
of Rupees seven Lacks will be refunded to the lessee free of interest at
the time of termination/expiry of the lease after vacant possession of the
property is handed over to the lessor.
B. The lessee shall use the said premises for Office/residential purposes
only and not for any illegal purposes.
C. The LESSEE shall pay a monthly Maintenance charges of Rs.1, 000/-
(Rupees One Thousand Only) for the position to be let out to the LESSEE by
the LESSOR and more fully described in the Schedule hereunder on or
before 10th every succeeding month. Electricity & And other charges if any,

D. This LEASE agreement will come into effect immediately on signing of
This agreement of lease and is for a period of 3yrs from the date
(20.06.2018 TO 19.06.2021).
E. This lease expires on 19th June 2021.
F. The lease can be extended by mutual consent of the PARTIES on the
terms and conditions that may be agreed upon between the parties at
the time of expiry of this agreement of lease.
G. The LESSEE should use the demised portion for residential use only and
should not sublet to anybody either in whole or in any party of position
thereof.
H. THE LESSEE should not no effect any alteration or additions to the
demised premises without the written consent to the LESSOR.
I. If the LESSEE fails to pay monthly rents consequently for a period of Eleven
months, the LESSOR has got full power to evict the LESSEE without the intervention of
the Court and the LESSEE aggress to handover vacant possession of the portion under
their occupation without any demur in a sound conditions when it was left out to the
LESSEE.
