SPECIAL POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS:
We, SPOUSES VALLERI TULIO ANDRADE, Filipino, and ABDUL MANAN, Indonesian, both
of legal age, married to each other, and residents of Cabugao, Altavas, Aklan, do hereby name,
constitute, and appoint JAYCEE DELA CRUZ and RONNIE DELA CRUZ, both of legal age,
Filipino citizens, and residents of Blk 1 Lot 67, Kensington 21, Lancaster New City, Brgy. Navarro,
General Trias, Cavite City, as our true and lawful ATTORNEYS-IN-FACT, to act for and in our
name, place, and stead, to do and perform any and all acts necessary in connection with the above-
described property, including but not limited to:
1. Pay, settle, and assume the remaining loan obligation with EastWest Bank, and to
represent us before EastWest Bank for the purpose of processing, confirming,
negotiating, or facilitating the transfer and assumption of the mortgage obligation by the
BUYERS;
2. Sign, execute, and deliver any and all documents, deeds, contracts, and agreements necessary
or incidental to the transfer, registration, and assumption of the mortgage, including Deeds of
Absolute Sale, Deeds of Assumption of Mortgage, tax declarations, and related instruments;
3. Secure and obtain from any government office, registry, or agency, including but not limited
to the Registry of Deeds, the Bureau of Internal Revenue (BIR), the Assessor’s Office, and the
Treasurer’s Office, any and all clearances, tax certifications, transfer certificates of title, official
receipts, and such other documents required for the transfer of ownership and mortgage
assumption;
4. Pay real property taxes, capital gains tax, documentary stamp tax, transfer tax, and any
other assessments, charges, or dues imposed by law or regulation in connection with the sale,
transfer, and mortgage assumption;
5. Transact with any government office, bank, financial institution, utility company, or
private entity as may be necessary for the completion of the transfer and registration of the
property;
6. Submit, sign, and receive any application forms, statements, receipts, certifications, or
correspondence necessary to fully implement the sale, mortgage assumption, and registration;
7. Perform any other act or thing necessary, incidental, or conducive to the full and effective
exercise of the powers herein granted.
HEREBY GIVING AND GRANTING unto our said ATTORNEYS-IN-FACT full power and
authority to do and perform all and every act and thing whatsoever necessary to be done, as fully as
we might or could lawfully do if personally present, and hereby ratifying and confirming all that our
said Attorneys-in-Fact shall lawfully do or cause to be done under and by virtue of these presents.
