Move Out Inspection Checklist

Exterior
Check driveway for oil stains that need to be pressure washed.

Check mailbox for condition and security. (Flag, Door, Numbers,


Post)

Check house numbers for condition and security.

Check garage door for condition and security, including weather


stripping and bottom seal.

Check all exterior light fixtures for condition, security, and


functionality. (Also check photo sensor operation)

Check all exterior outlets for condition, security, and functionality.


(Including weatherproof covers)

Check all exposed exterior water lines for condition, security, and
insulation.

Check exterior hose bibs for condition, security, and leaks.

Check exterior gates for serviceable condition including hinges,


latches, pickets, etc...

Check exterior doors for condition and security including paint, trim,
sealant, dents, holes, etc...

Check all fascia for condition and security.

Check eaves for condition, security, and ventilation if applicable.

Check all windows for screens as well as the condition and security
of the screens.

Check exterior window panes for condition and security including


cracks and sealant.

Check exterior walls for holes, dents, general condition, security,


and paint.

Check Fences and Block Walls for condition and security.

Check landscaping if applicable. Also check that trees are not


growing into the home or destroying sidewalks with their roots.

Check for junk or personal items left behind by previous tenant to be


removed from property.

Check for hose reel, if applicable.

Check for water pipe grounding, if applicable.

Check doorbell for condition, security, and functionality.

Check Gutters for condition and security.

Check exterior structures such as sheds for condition and security.

Roof
Check vents for vent caps, condition, and security.

Check scuppers and gutters for debris to be removed, as well as


condition and security.

Check roof overall for any signs of damage to seal coat, shingles,
tiles, etc... that could cause a leak.

Check skylights for condition and security, as well as sealant if


necessary.

Check condensation lines from AC for condition and security and


functionality.

Check for satellite dishes that need to be removed and/or secured.

Exterior Doors (After General Exterior Inspection Check These In Depth)


Do available keys work on all exterior door locks?

Does each handle, knob, deadbolt, or other latching assembly lock


and unlock smoothly?

Does each latch on each door smoothly latch and unlatch into place?
Do the latches retract fully?

Does each door open and close smoothly?

Are exterior doorstops installed to prevent security doors from


slamming into exterior walls and light fixtures?

Are necessary weather stripping, bottom seals and/or sweeps


installed? Can light be seen through the perimeter of the door from
inside the home?

Does garage door have self closing hinges?

Are the tracks clean and functional on Sliding Glass Doors and
Sliding Screen Doors?

Is the sliding screen door ripped?

Are applicable strike plates present and attached securely?

Are necessary thresholds installed and secure?

Kitchen Specific
Is the sink properly mounted and sealed to the counter? Is the sink
body generally in good condition?

Does the faucet work hot and cold? Does the faucet leak from the
base or handles? Does the sprayer spray? General Condition?
Does the faucet drip? Is the faucet tight to the sink?

Fill both sinks, drain together with garbage disposal running. Does
the drain plumbing leak at all?

Do the shutoff valves shut off the water? Do they leak?

Is there any moisture under the sink coming from any water source?
Is there evidence of leaks on the cabinet bottom?

Is there a drip pan beneath the sink?

Are sink stoppers present?

Is a filter system installed beneath the sink? Does it work? Does it


need a new filter? Expiration Date?

Does the garbage disposal work? Is there any debris that needs to
be removed? Is it loud?

Is the dishwasher mounted? Are all parts and pieces present and
undamaged? Run a load to check for leaks.

Are all outlets in kitchen GFCI within 6 feet of any water source? Do
they test good?

Are counters secure, undamaged, and caulked at the wall?

Does exhaust hood fan and lights work? Is the filter new or
cleaned?

Test Microwave. Does the exhaust fan and lights work? Are all
parts present and unbroken? Is filter new or cleaned?

Test oven and burners. Inspect General Condition.

Take fridge and freezer temperatures. Test ice maker, ice


dispenser, water dispenser. Are all parts present and unbroken?
Water Filter Expired?

Is anti-tip device installed on range?

Is ceiling mounted exhaust fan working? (if present)

Check all cabinet doors for secure hinges, knobs, pulls, and general
condition.

Check cabinet bottoms for water damage.

Are toe kicks present beneath cabinets?

Are cabinets generally in good condition, especially water damage.


Are cabinets caulked where necessary?

Check all drawers for smooth sliding and general condition.

Is backsplash and any other tile in good condition, inluding grout?

Bathroom Specific
Is the sink properly mounted and sealed to the counter? Genaral
Good Condition? Enamel Intact?

Does the faucet work hot and cold? Does the faucet leak from the
base or handles? General Condition? Does the faucet drip? Is the
faucet tight to the sink?

Fill sink, drain, multiple times. Does the drain plumbing leak at all?

Do the shutoff valves shut off the water? Do they leak?

Is there any moisture under the sink coming from any water source?
Is there evidence of leaks on the cabinet bottom?

Is there a drip pan beneath the sink?

Does pop up sink stopper function as intended?

Is vanity counter sealed to wall and undamaged?

Is vanity body water damaged?

Are vanity doors and drawers present and undamaged? Do they


open and close as intended?

Are heat bulbs working, if installed?

Does the exhaust fan work? Is it too loud? Is the cover installed and
undamaged?

Check medicine cabinet for general condition and functionality.

Is mirror secured well and undamaged?

Are towel racks, TP holders, towel rings, towel hooks, and other
accessories firmly attached to the wall?

Is toilet mounted securely? Are caps on the bolts? Any Cracks?


Caulked to floor?

Flush toilet multiple times and check for functionality and leaks from
base.

Is the toilet seat loose or damaged or does it otherwise need


replacement or repair?

Are toilet tank bolts rusted? Does toilet run? Does flush handle
work? Test for tank leaks with dye tablet.

Does toilet shutoff valve work? Is there any evidence of leaks after
multiple flushes?

Do the knobs and handles function as intended to deliver hot and


cold water to the spout and to the shower head? Are there any leaks
or a dripping spout?

Are all knobs, levers, spouts, shower heads etc in good shape or in
need of replacement?

Are there any areas of moldy or missing or cracked caulk in and


around the tub/shower/surround/enclosure?

Are there any areas of missing or moldy grout where tile are
installed?

Is enamel on cast iron tub intact or peeling?

Is there a drain plug installed in tub? Is the pop up drain working if


installed?

Is the overflow installed in tub? If there is a lever on the overflow,


does it function to open and close the tub drain?

Is permanent shower rod secure, if installed?

Is the shower door (if installed) functional and properly sealed to


prevent water from escaping the shower? Do rollers work on bypass
shower doors?

Garage
Open and close garage door with clicker and/or button on wall.
Does garage door open and close smoothly?

Does garage floor need to be pressure washed?

Laundry Room
Check hose bibs for condition, security, and leaks.

Check ventilation fan for proper function.

Check vent for cleanliness and obstruction.

Test washer and dryer if present.

Check all interior bypass, bifold, slider, and bedroom doors for
condition, security, functionality, and correct knobs. (Hinges, Knobs,
Locks, Latches, Paint, Frame, Trim, Strike Plates, Etc...)

Check ceilings, walls, and closets for nails, screws, hooks,


command strips, hardware, holes, damage, evidence of water
damage, peeling joint tape.

Check baseboard for condition and security, including proper


caulking and evidence of water damage.

Check closet shelving and clothes rods for condition and security.

Check windows for smooth opening and closing, cracked glass,


properly sealed, and locks that function properly.

Check window sills for proper sealing and look for evidence of water
damage especially in the upper and lower corners.

Test blinds for full functionality.

Check flooring for condition and security.

Check doorway for properly installed thresholds if required.

Test light fixtures for condition, security, and functionality. Check


light bulbs.

Test every outlet with an outlet tester. Make sure outlets within 6
feet of water source test good as GFCI

Test every light switch.

Check all outlet covers, switch plates, and cable and phone jacks for
condition and security.

Check each door for properly installed doorstops or wall plates.

Check AC vents for condition and security.

Test smoke detectors, CO2 Detectors. Check expiration dates and


check for batteries installed.

Test all remotes for light fixtures.

Other
Inspect Water Heater for condition, security, safety devices, etc...

Inspect HVAC for condition, security, safety devices, etc...

Test thermostat

Check entire home for property left behind by tenants to be


removed.

Check water softener for salt levels.

Check all railings for safety and security.

Documentation
This is a great section to document any information that you might
find useful in the future. For example you can document the
following to save yourself a trip to the property on a future work
order: Blinds description and sizes for each room. Doorknob styles
and colors for each door. Paint matching codes if there is matching
paint available to take the data from. Air Filter sizes. Fridge filter
type. Every time you receive a work order in the future you may be
able to reference this list rather than driving to the home to measure
or take samples.
