Although the prebuilt spaces 
are of a prearranged size, the 
walls can be moved to cater to 
diferent layouts. A law frm, for 
example, might require all ofces, 
while a fnancial services frm 
might need an open layout to ac-
commodate a trading foor. The 
design is very fexible, to cater 
to permanent ofces or trading 
components, Mr. Turchin noted.
Boston Properties 250 West 55th Street is set to come online early next 
month with key tenants Morrison & Foerster and Kaye Scholer having 
already snapped up close to half of the building. CBRE, one of the lead 
leasing agents at the building, is already planning for tenant expansion, 
offering short-term (five- to seven-year) leases for a variety of prebuilt 
spaces on the buildings 25th floor. Ranging from approximately 3,200 
square feet to 5,700 square feet, each space is flexibly designed to 
cater to a range of tenants, including law and financial services. Though 
CBRE has yet to begin marketing the space officially, the leasing team is 
already in discussions with one potential financial services tenant. Peter 
Turchin, executive vice president and landlord representative, spoke to 
the The Commercial Observer last week about the buildings 25th floor, 
where work is being completed, and what opportunities abound at 250 
West 55th Street. Were just finishing up the units right now, said Mr. 
Turchin. These will be completed in the next week to two weeks and 
theyre going to come online the first week after Labor Day.

The majority of the units have a 
direct entrance near the foors 
elevator bank. Every unit includes 
a reception area and a confer-
ence room near reception. 
Dubbed a modern version of 
Lever House, 250 West 55th 
Street is set back from the street, 
creating signifcant distance from 
nearby buildings and ofering im-
pressive views of the city. Every 
unit has views either to the north, 
south, east or west, said Mr. 
Turchin, adding that four of the 
fve prebuilt spaces are corner 
ofces.
All of the ofce fronts will be 
glass and will include 10-foot 
ceiling heights and 10-foot doors, 
an unusual feature for a com-
mercial property, Mr. Turchin said. 
The ceiling height is extremely 
uniqueand combine that with 
10-foot doors, its really a unique 
product. 
With its open layout, Unit C has 
been predesigned to cater to 
a fnancial services frm with a 
large trading component. But Mr. 
Turchin was quick to point out 
that all units can be converted to 
suit the tenants needs. The units 
are very fexible, he stressed.
All building systems, including 
HVAC, are located in the core of 
the building, eliminating the need 
for penetration and corridors 
along the north and south walls, 
and creating a more efcient use 
of the property.
