DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This DEED is made and entered into by and between:
JOSE CARLO B. MANALO, of legal age, Filipino, married to DAHLIA
TAPADO MANALO, and a resident of Brgy. Gulang-gulang, Lucena City,
Quezon, hereinafter referred to as the VENDOR;
---and--SNOOKY H. TANGHAY, of legal age, Filipino, married to BERNADETH
ALCALA and a resident of Brgy. Camflora, San Andres, Quezon, hereinafter
referred to as the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real
property, a parcel of land situated in the Brgy. Camflora, San Andres, Lucena City,
Philippines covered by Transfer Certificate Title No 60459 issued by the Registry of Deeds
for the Province of Quezon, and which is more particularly described as follows:

A parcel of land 31728, being a portion of Lot 31728,
situated in the Brgy. Camflora, San Andres, Quezon containing
an area of SEVEN THOUSAND TWO HUNDRED NINETY
THREE (7, 293) Square Meters, more or less.
WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
the above-described property for the price and under the terms and conditions set forth
herein below;
NOW THEREFORE, for and in consideration of the premises, and more
specifically of the sum of ONE MILLION TWO HUNDRED EIGHTY TWO
THOUSAND PESOS (P1, 281,300.00) Philippine Currency the receipt whereof is
hereby acknowledged from the VENDEE to the entire satisfaction of the VENDOR, the
said VENDOR does hereby sell, transfer and convey in a manner absolute and irrevocable,
in favor of the VENDEE, his heirs and assigns, the land above-described;
That the VENDOR does hereby covenant and agree with VENDEE that the abovedescribed property is free from all liens and encumbrances, that she has a perfect right to
convey the same, and that she will warrant and forever defend the same unto the said
VENDEE, his heirs and assigns, against the lawful claims of all persons whomsoever;
That the VENDEE agrees to shoulder the expenses for the consolidation of the title,
capital gains tax, documentary stamps tax, transfer fees, notarial fees, and all other fees or
expenses incidental to the transfer of the title of the above-described property while the
VENDOR agrees to shoulder the expenses for accrued and current real estate taxes.
IN WITNESS WHEREOF, the parties have hereunto set their hands this June 1,
2010, at Lucena City,Quezon, Philippines.
