We opted to save money and finish our floors ourselves. It cost us roughly $200 and possibly the easiest project we did. We sealed our floors 4 hours after they were poured with an industrial grade sealer. After drywall was completed we cleaned them with an industrial floor cleaner with Zep non foaming cleaner. That’s it! It was that simple! I love how easy they are to clean. * We do not have heated floors, the last barn we lived in didn’t have heated floors. They stay at room temperature. Believe me we can get super cold here, but they are not cold. Here’s the short of it: I used a WRC water based (not acid) stain on non-etched “garage” type floors. This doesn’t exactly follow the rules but they still look great a year later! I cleaned my floors using a concrete specific cleaner, a hose, and a wet vac. We laid out our pattern by putting down chalk lines 32 inches apart, being mindful of where we wanted the pattern centered. Then I alternated marking out 24 and 8 inch segments on each chalk line (24+8=32, this method is scalable) then I used my longest level to connect the dots at 45° angles. After my pattern was drawn out, I used frog tape to mask off the squares since I was only staining the rectangles.
