SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, DORIS GUSTILO YANG, of legal age with address at Makati, Metro Manila, do hereby constitute
and appoint AIDA L. MA-APNI, of legal age and with address at 18-15 Balboa St., Eroreco Village,
Mandalagan, Bacolod City, to be my true and lawful attorney-in-fact, to do and perform the following acts
and deeds:

1. To SELL, TRANSFER, CONVEY, EXECUTE, SIGN, RECEIVE THE PROCEEDS and deliver
the DEED OF ABSOLUTE SALE on one (1) parcel of land, with improvements thereon, located
at Eroreco Village, Mandalagan, Bacolod City which is registered in my name and covered by
Transfer Certificate of Title No. T-273195 of the Registry of Deeds of Bacolod City; and

2. To do all incidental actions needed to accomplish the sale and transfer of ownership of the said
property.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do
and perform every act and deed whatsoever necessary or requisite to be done in and about the premises,
as fully to all intents and purposes as I might or could lawfully do if personally present and acting, hereby
RATIFYING and CONFIRMING all that my attorney-in-fact shall lawfully do or cause to be done under and
by virtue of these presents, holding the latter free and harmless from any liability thereunder.
