Rent Agreement/Lease Deed

This Rent Agreement/Lease Deed is made at Gurgaon on this 17th day of October, 2018 between
the following parties.

Mahesh Chand Attri S/o. Mohlar Ram Attri R/o Village Tighra near Lotus Valley School,
Sector 57 Gurgaon Haryana 122001.

(Hereinafter called the first party/Lessor where the terms and conditions so admits include its
representative executor’s assigns.)
And

Mrs. Beuti Devi W/o. Santosh Kumar, R/o VPO- Dhumra, Dist-Nawada Bihar 805110.
(Second Party)

WHEREAS the first party/lessor is the owner of the premsis at, Ground Floor- Room No- 8 o
Village Tighra near Lotus Valley School, Sector 57 Gurgaon Haryana 122001.

And whereas the both the parties have agreed for it on the following terms and conditions:-

1. That the lessee shall pay the monthly rent Rs. 5,000/- (Rupees Five Thousand Only) to
the first party in advance per month through cash.
2. That lessee has paid One Month Rs. 5,000/- (Rupees Five Thousand Only) as security
deposit to be refunded as the time of termination of the Lease or vacation of the House.

3. That the tenancy shall commenced from 17th October 2018 to 17th September 2019 for
the period of 11 months.
4. That the time during rent of the promises will be paid to the Lessor on or before 7 th day of
each English calendar month.
5. That electricity and water charges shall paid by lessee which are not included in the
above rent.
6. That the time during the terms and conditions of the tenancy the lessee will keep &
maintain premises clean, neat, tidy and healthy in all seasons.

7. That if the Lessee wants to vacate the said plot/premises before the tenancy period. He
will have to serve 30th days period notice of his intention to the Lessor and if the Lessor
wants to get the above said premises vacated before the fixed period than he also will
have to give 30th days period notice of his intention to the lessee.
8. That the lessee shall keep the property in good tenable condition day to day & upkeep
and repair it when necessary.
9. That lessee shall not do any illegal thing or acts in the above premises.
10. That the lessee shall not sub lot Assign or otherwise part with possession of the demised
premises without the consent of the Lessor in writing.
11. That the lessee has taken the said premises only for use as Residential purpose and shall
keep the interior/ exterior demise demises in a tenable condition.
12. That the lessee shall not make any kind of alteration/addition to the existing structure and
fixture/fittings in the said property.
13. That rent shall be increased @10% after every 11 months.
14. That the Lessor shall have full right to visit and inspect the aforesaid premises at any
reasonable time without any objection or disturbance of the lessee.
15. That lessee shall be renewed as per mutual understanding of both the parties after the
expiry of this rent agreement.
16. Any dispute arising out of the rent agreement shall be subject to the jurisdiction of the
Court of Gurgaon only.
