Deed of Partition
KNOW ALL MEN BY THESE PRESENTS:
This PARTITION AGREEMENT is made and executed by and amongst:
JEFFREY R. GERONIMO married to RUBY GERONIMO, Filipinos, of legal
ages and with address at Poblacion, Baliwag, Bulacan;
ROMEL S.J. SANTOS married to Baby Lyn Dinong Santos, Filipinos, of legal
ages and with address at Baliwag, Bulacan;
RONALDO S.J. SANTOS, annulled, of legal age and with address at Baliwag,
Bulacan; and
ROWENA S.J. SANTOS, single, of legal age and with address at Baliwag,
Bulacan.
WITNESSETH:
WHEREAS, the above-named parties are the co-owners of that certain
parcel of land situated at Barangay San Jose, Municipality of Baliuag, covered
by Transfer Certificate No. RT-63334 (T-118949) and, Transfer Certificate of
Title No. RT-63335 (T-192974) containing Eight hundred fifty two (852)
and Five hundred sixty five (565) square meters by and through an
Extrajudicial Settlement and Absolute Deed of Sale hereto attached and made
integral parts hereof:
WHEREAS, it is to the convenience and advantage of the said parties that
the existing community of ownership between them be terminated and their
respective shares and participation determined by mutual agreement and
adjudication;
WHEREAS, for purposes of this partition agreement, the parties hereto
have caused the above-described property to be subdivided into Lot Nos. 1852-
A-1, Lot Nos. 1852-A-2, Lot Nos. 1852-A-3, Lot Nos. 1852-A-4, Lot Nos.
1852-A-6 and Lot 1-C-A per tracing cloth and blue print Psd-____________, Pcs-
5913 and technical descriptions, duly approved by the Land Registration
Commission (LRC) which are attached hereto, and made integral part of this
agreement;
WHEREAS, the parties hereto have mutually and voluntarily
agreed, to partition and adjudicate between themselves their common property
as above-described, in the following manner:
1) To JEFFREY R. GERONIMO married to RUBY GERONIMO, the
following lots:
Lot Nos. 1852-A-6 565 sqm
and
Lot 1-C-A 364 sqm
(With the total of 929 sqm)
2) To ROMEL S.J. SANTOS married to Baby Lyn Dinong Santos, the
following lot:
Lot No. 1852-A-3 113 sqm
3) To RONALDO S.J. SANTOS, the following lot:
Lot No. 1852-A-4 199 sqm
4) To ROWENA S.J. SANTOS, the following lot:
Lot No. 1852-A-2 113 sqm
5) To RONALDO S.J. SANTOS and ROWENA S.J. SANTOS, the
following lot:
Lot No. 1852-A-1 63 sqm
That it is hereby requested that new transfer certificates of titles be
issued in the name of the above-named co-owners in accordance with this
partition agreement.
