DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation made and executed by WENCESLAO PONCIANO MAGPAYO married to Delia
dela Cruz Magpayo, all of legal age, Filipinos and resident of Bulakan, Bulacan, hereinafter referred to as
DONORS;

and

WENDIE MAGPAYO MALANUM, married to Menard Malanum and BABY FE MAGPAYO, single, all of
legal age, Filipinos, hereinafter referred to as DONEES.

WITNESSETH

That the DONOR are the registered owner of a parcel of land located in Barangay Bambang, Bulakan,
Province of Bulacan which is more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE 039-2018004112

A parcel of land (Lot 1483-B of the subdivision plan PCS-03-020935, being a portion of Lot 1483-A, LOT 1483-B, LOT 1483-C. LOT
1483-D, LOT 1483-E Cad. 320-D PSD-281736) situated in the Municipality of Bulakan, Province of Bulacan xxx Containing an area
of ONE HUNDRED EIGHTY FOUR (184) SQ.M., more or less. xxx

That with respect, love and consideration of the Donor for the Donees, the Donor by these present
transfers and conveys by way of Donation unto said Donees the above-mentioned parcel of land;

That the Donor do hereby state for the purpose of giving full effect to the donation that they have
reserved themselves in full ownership sufficient property to support them in a manner appropriate to their needs;

ACCEPTANCE

That WE, WENDIE MAGPAYO MALANUM, and BABY FE MAGPAYO accepted and received this donation
made in our favor by the DONOR.

IN WITNESS WHEREOF, we have hereunto set our hands this ____ day of October 2021, here at Malolos
City, Bulacan.
