SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, JOSHUA YEHEY, Filipino, married, of legal age, a resident of Barangay Estanza,


Legazpi City, Albay, do hereby name, appoint and constitute and by these presents do name,
appoint and constitute LISA BISKWIT, Filipino, widow, of legal age, a resident of Barangay
Banquerohan, Legazpi City, Albay, to be my true and lawful Attorney-in-Fact, with full powers
of substitution, for me and in my name, place and stead to do and perform the following acts
and deeds:

1. To represent me in all transactions involving Lot No. 370-B-2 covered by Transfer


Certificate of Title No. M-01234 situated at Barangay Banquerohan, Legazpi City, Albay;

2. To enter into and sign any kind of settlement of estate, judicial or extrajudicial,
quitclaims or waivers over my hereditary rights involving the property above-
mentioned;

3. To sell, transfer, convey and collect payment to whosoever may buy or purchase the
above-mentioned property;

4. To pay all the necessary fees and taxes relative to the sale;

5. To represent me in all transactions before any government involving said lot, to request
for the issuance of any record or document and to claim the same;

6. To claim/receive and/or to execute, sign, enter into, and deliver any and all contracts,
agreements, covenants, indentures and all other instruments and writings of whatever
kind and nature relative to the said activities.

HEREBY GIVING AND GRANTING unto my said attorney full power and authority
and whatsoever requisite or necessary to carry into effect the foregoing authority to sell, as fully
to all intents and purposes as I might or could lawfully do if personally present, with full power
of substitution and revocation, and hereby ratifying and confirming all that my said attorney or
her substitute shall lawfully do or cause to be done by virtue hereof.

IN WITNESS WHEREOF, I have hereunto set my hand this 5 th day of January 2022 in
Legazpi City, Philippines.
