I am writing to thank you for considering Foxtons to act as your agent in the letting of the above property and
to confirm the details of our conversation.

Recommended Asking Price


Having fully considered the local market activity and taken into account all aspects of your property, including
its general condition and the location, we would recommend placing the property on the market at an asking
price of £2,000.00 (Two Thousand Pounds) per month for a long let and an asking price of £875.00 (Eight
Hundred and Seventy Five Pounds) per week for a short let. For example:

 A 12 month managed long let with commission fees of 17.00% for this price would be £4,080.00 +
VAT (£4,896.00 inc VAT).
 A 12 month non-managed long let with commission fees of 11.00% for this price would be
£2,640.00 + VAT (£3,168.00 inc VAT).
 A 90 day managed short let with commission fees of 26.00% for this price would be £2,925.00 +
VAT (£3,510.00 inc VAT).

Energy Performance Certificate (EPC)


It is a legal requirement that you commission (i.e. book and pay for) an EPC before the marketing of your
property can commence. Your agent must receive a copy of the resulting EPC within 28 days of instruction, and
it must have a minimum band E rating. If you do not already have a valid EPC then Foxtons can organise this
for you through an approved supplier who will charge you directly at the competitive rate of £150 inc VAT.
Once complete the EPC is valid for 10 years.

If you already have a valid EPC please send it to us via email on epc@foxtons.co.uk. If you are not sure whether
you have an EPC, or whether it is valid, you can check the national EPC register at www.epcregister.com.
Licences
It is important to be aware that each local authority operates its own licensing system and some may require
the landlord to hold a residential rental licence before they can let out their property. If you are required to
have a licence and do not hold one the penalties can be significant. We therefore recommend that you check
directly with your local council to ascertain whether licensing will apply, exactly what is required and to see if
there are any specific restrictions such as a limit on the number of people permitted to occupy the premises.

Anti-Money Laundering Regulations


Foxtons is subject to Money Laundering Regulations 2017 and the Proceeds of Crime Act 2002. As a result we
will need to obtain and hold evidence confirming your identity and proof of your address. We will be unable
to proceed with any work on your behalf until we obtain this from you. Your identity may be subject to an
electronic identity check, which may leave a soft footprint on your credit report. Where appropriate, proof of
ownership of the property and confirmation of the source or destination of funds may also be requested.

Acceptable Identity Documents


Below is a list of acceptable individual identity documents. We will require sight of all original documents or
alternatively certified copies. Subject to your individual circumstances, Foxtons may liaise with you for
further/other documentation. We require one document from List A and one document from List B dated
within the past three months.

If you are a Representative of an Estate, we will also require either a Grant of Probate (if a will was left) or a
Letter of administration (if no will left). In addition to this we will also require identity documents and proof
of address for the Personal Representative.

Sales Option
You may, as an alternative to letting, wish to consider selling your property. Our sales departments are based
at each office. Should this be of interest to you, please do not hesitate to call our office for a free market
appraisal.
