Terms And Conditions
1) The loan amount will be disbursed only after FFPL has thoroughly examined and verified the property documents. In case the
loan has been partially disbursed at the borrower's request, it will be the borrower's responsibility to provide the necessary
documents as requested by FFPL within 60 days from the first partial disbursement.
2) The borrower must pay the EMIs and Pre-EMI depending on whether it is partial or Full disbursement by the 10th day of each
month. It is mandatory for the borrower to submit an ECS / NACH mandate form for the payment or repayment of Pre-EMI / EMI to
the FFPL. The ECS/NACH mandate has to be registered before the disbursement is made. In case of failure of registration of the

ECS/NACH mandate the customer shall have to submit additional 12 PDC’s and get the ECS/NACH mandate registered within the
next 15 days.

3) The borrower agrees to provide the original title deeds of the property to FFPL upon execution of the mortgage deed. The title
deeds will serve as security for the loan, ensuring FFPL’s interest in the property as a surety. This will be in accordance with the
terms and conditions agreed upon between the borrower and FFPL in said clause.
4) In case of additional limits, the existing mortgaged property shall be extended to cover the proposed additional limit and / or as

per the sanctioned conditions mentioned in FFPL policy.
5) Borrowers shall be liable to inform in writing & along with documentary evidence to FFPL about any changes below mentioned
   i) Address
   ii) Employment
   iii) Job or Termination in Job
                                                             Fi
   iv) Business or location changes
   v) Professional
   vi) Loss/Damage to Property
   vii) Additions/Alterations to the property
The borrower shall submit all mentioned changes within 30 days of the occurrence of the corresponding incident.

6) This letter of Sanction shall stand revoked and cancelled and shall be - null and void if:
   a. any material changes that occur in the data and facts provided will sanctioning the proposal.
   b. any material changes concerning income, or ability to repay or any other relevant aspect of the proposal or application for
   loan is withheld, suppressed, concealed or not made known at the time of availing the loan.

   c. any information provided in the loan application - found to be incorrect or untrue
   d. found any major litigation cases.
7) Stamp duty, Registration Charges or any charges as applicable from time to time, on the loan and security documents or any
other document/s must be executed by borrower including other charges to be paid to CERSAI for Creation/Modification of

Charge/Satisfaction of Charge & MITC (Most Important Terms Conditions) charges applicable from time to time as per MITC.
8) The issuance of this Sanction, does not give/confer any legal rights and FFPL has full liberty to revoke this said sanction, due to
any of the reasons mentioned above or otherwise.
9) This Letter of Sanction is valid for a period of 60 days from date of issuance.
10) Processing and Other Fees paid by borrower which shall be non-refundable.

12) The closure of the loan facility shall be initiated post receipt of request from the Borrower(s), subject to no overdue as on the
day of receipt of request for closure. FFPL shall share NOC within 30 days of closure of amount.
13) The original security document(s), if any, shall be handed over to the borrower(s) within 30 days from the date of receipt of
closure request, subject to no cross defaults / cross collaterals within FFPL.
14) Borrower(s) shall intimate FFPL on clearance of cross default / cross collateral, if any, and place fresh request for release of
security document(s), if any.
15) Post closure of the facility, the borrower shall collect the original security document(s), if any, from the FFPL’s branch / outlet
where the loan account was serviced or any other branch /outlet of the FFPL as per the borrower(s) preference communicated to
the service desk of the FFPL with mail Id customercare@finaleap.com.
