ARTICLES OF AGREEMENT
Made this 3rd day of September 2024
BETWEEN
Gopi Krishna T R (hereinafter called "The Owner") of the one part,
AND
Satheesh Kumar K.T (hereinafter called "The Builder") of the other part.
WHEREAS the Owner is desirous of constructing a house and its supporting infrastructure (hereinafter
referred to as “the Works”), in accordance with the drawings and specifications approved by the Owner
and as detailed in the following pages, based on discussions with the client.
AND WHEREAS the Owner has accepted the Builder’s proposal as outlined in the tender,
NOW IT IS HEREBY AGREED AS FOLLOWS:
1. For the consideration hereinafter mentioned, the Builder shall complete and maintain the Works
subject to the said Conditions of Contract and in accordance with the Drawings and
Specifications.
2. The Owner will pay the Builder a rate of ₹2400/- per sq. ft.
IN WITNESS WHEREOF, the parties have signed in the presence of the subscribing witness:
Scope of Works
EARTH WORK EXCAVATION:
Excavation of foundation trenches, including cutting, shoring, strutting, dewatering, etc., for all classes
of soil.
RUBBLE FOUNDATION:
Foundation size 60 x 60 cm.
PCC BELOW COLUMN FOUNDATION:
Plain Cement Concrete 1:4:8 using 20 mm downgraded aggregates as per standard architectural
specifications.
RCC COLUMN FOOTING:
Reinforced Cement Concrete 1:2:4 using 20 mm as per standard architectural specifications.
RR FOUNDATION WORK:
Fitting and packing of rubble with available soil, 60 cm x 60 cm.
RR BASEMENT:
Fitting and packing of rubble in cement mortar 1:6, size 45 cm x 45 cm, as per standard architectural
specifications.
RCC BELT:
Reinforced Cement Concrete 1:2:4, size 45 x 15, as per architectural drawings and standard
architectural specifications.
FILLING IN BASEMENT:
Filling to be done with available red earth or slurry dust.
LATERITE (CHUDUKALLU) WORK:
Good quality semi-wire-cut bricks will be used for construction.
Other Works and Materials
PARAPET WORK:
Single brick work will be used for parapet construction, with pillars provided at 10 ft intervals.
PCC BELOW FLOORING:
Plain Cement Concrete 1:4:8 as per standard architectural specifications.
RCC WORKS:
Columns, beams, slabs, sunshades, stairs, and lintels to be constructed using RCC with 20 mm
downgraded aggregates in M20 mix.
REINFORCED STEEL:
High Yield Strength Deformed Bars conforming to Fe 500 will be used for reinforcement, including
cutting, bending, placing, and binding with approved gauge binding wire.
CEMENT:
43 Grade cement from Sankar, Dalmia, S.Ramco, Malabar, or equivalent will be used.
SAND:
Crushed M-Sand (POABS) will be used for RCC and super structural works, while crushed P-Sand will
be used for plastering.
JOINERY WORK:
Main door: Teak wood frame and designed teak wood shutter.
Interior doors and windows: Anjily or Violet wood.
Bathroom doors: Good quality PVC doors from Sintex or equivalent.
Main door lock: Godrej or equivalent.
Other fittings: Hinges, tower bolts, and safety chains from reputable brands.
Finishing Works
PLASTERING:
Outside: Cement mortar 1:5, 12-15 mm thick.
Inside: Cement mortar 1:6, 9-12 mm thick.
Ceiling: Cement mortar 1:3, below 10 mm thick.
HANDRAILS:
Stainless steel handrails will be used in staircases and upper living cut-off areas.
ELECTRICAL WORKS:
Wires: Finolex, V-Guard, or equivalent.
Switches: Modular from Havells or equivalent.
Client to provide final fittings such as fancy lighting and ceiling fans.
AC lines provided in the master bedroom, ground floor living room, and first-floor master
bedroom.
PLUMBING AND SANITARY WORKS:
PVC Pipes: Kelachandra, Supreme, or equivalent.
CP Fittings: Cera, Parryware, or equivalent (with specific rates for faucets, showers, etc.).
FLOORING AND TILING:
Vitrified tiles for carpet areas (Hi Gloss Nano Technology, 60 x 60 cm, up to ₹65 per sq. ft.).
Anti-skid tiles for bathrooms.
Bathroom wall tiles: Highlight model up to 7 feet (45 x 30 cm, up to ₹50 per sq. ft.).
PUTTY AND PAINTING:
Full inside putty work and front elevation.
Painting: Single coat primer, two coats of acrylic emulsion for interiors, and weatherproof
Asian's Apex for exteriors.
SEPTIC TANK:
Provide a 30-flush Sintex or equivalent tank.
WOODEN FITTINGS:
Hinges, tower bolts, and locks from stainless steel/matt finish brands.
Front door fittings in brass.
ANTI-TERMITE TREATMENT:
Chemical treatment will be done by experts to prevent termite attacks.
Notes
A site supervisor will be assigned for the entire project duration.
Waste materials will be stacked within the premises.
Water and electricity must be provided by the client.
The quoted rates are inclusive of materials, conveyance, labor charges, structural engineering
consultations, work supervision, and quality assurance fees.
Any modifications to specifications will result in updated quotes.
Payment terms will be mutually agreed upon.
Compound wall, gate, and new electricity/water connections are not included in the quote and
will be charged as additional works.
Material cost increases exceeding 15% may result in deductions for the additional cost.
Modular kitchens, wardrobes, and other interior works are not included in the square-foot rate;
a separate quote will be provided upon request.
