SUPER STRUCTURE/MASONARY WORK


(a) Earth Cutting for Footing 4x 4"x5", 6x6×6

(b) Refilling for available Mutt.

(c) 6" Solid Block wall masonry for super structure.

(d) 4" Solid Block for internal walls.

(e) Columns width as per normal design.

(f) Full lintels, chajjas where ever necessary,

(g) Roof-5 inches thick, beam where ever as per design.

(h) Ceiling Plastering.

(i) In side wall plastering smooth finishing.

(j) Outside plastering with sponge finish.

2. WOOD WORK DETAILS


(a) Main Door Frame 7 feet x 3.5 feet (5" x 4" Honne).

(b) Other Bed Room & Toilet Doors Red Sal frame with flush shutters

( Bedroom-7X3, Toilet-7X3.5)

(c) Internal Door Frame 7 feet x 3 feet (5" x 3" Red Sal).

(d) Toilet Door Frame 7 feet x 3 feet. (5" x 3" Water Proof shutters).

(e) Standard fittings with One door Lock for main door.

(f) Aluminium Windows standard fittings along with Iron Grill In each Bedroom.

3. TILES
(a) Vitrified tiles for complete house at the Base Rate of Rs. 40/-.

(b) Bath room wall tiles up to 7 feet base rate Rs.25/- and above 3 cement finish. Bath room floor
Anti skid floor tiles.

(c) Outside house Staircase Sadahalli Granite Steps.

(d) One Aluminium window with mess. Living Room one Aluminium window with mess.

4. KITCHEN WORK
(a) 40 mm thick Granite slab with Stainless Steel sink.

(b) Above Kitchen Granite slab up to 4' height glazed tiles finish.
5. PAINTING
(a) Inside walls Two Coats of Birla/JK putty and two coats of Tractor Emulsion Paint with Roller
Finish.

(b) Ceiling Two Coats of Birla/JK putty, Two coats of Tractor Emulsion Paint.

(c) External-One coat white cement/external primer. Two coats of Apex external emulsion.

(d) Painting with One coat wood primer with putty and two coats of Enamel paint for wood and steel
surface.

6. GATE
(a) Steel Main Gate of Standard size.

7. ELECTRICAL
(a) 3/4" pipe for ceiling and wall concealed.

(b) 1.5 mm cables for light switch point (Phenolex wire).

(c) 2.5 mm cables for main circuits (Phenolex wire).

(d) 4 mm cables for 15 AMP (Phenolex wire).

(e) Modular switches from GREAT WHITE/HIFI/ANCHOR brand.

8. WATER & SANITARY


(a) Sanitary/Water line CPVC + PVC Pipes. ( Ashirwad/Supreme Brands)

(b) Water line for each bath room, flush point, wash basin, kitchen sink, water filter point, toilet
geezer point.

(c) Floor taps and all Wash room fittings ESS/ELVIS Brand.

(d) Indian or Western closet floor mount with Flush tank (VARMORA/CERA fittings).

(e) Tank Room 6' x 6' x 6' Water storage capacity tanks 1000 litres of 2 Nos. (KAVERI/GANGA) Brands.

9. EXTERNAL WORK
(a) Roof muddy with water proofing.

(b) Tank Room 6'x 6'x 6'.

(c) Parapet wall 3' high and mesh work wherever necessary.

(d) External Flooring Cement finishing.

(e) Parking area flooring covered with 1 x 1' parking tiles.


10. CEMENT & STEEL
(a) The Cement brands like to use Dalmia/Zuari/Penna

(b) Meenakshi steel only to be used.

11. ADDITIONAL WORK BORNE BY BUILDER.


(a) Electrical temporary connections, permanent connection and meter, meter board fittings, cable
from pole to meter box and necessary earthing work.

(b) Actual expense like electrical, water supply, sewages connections building sanction plan &
permission for road cutting.

(c) Temporary power deposits & renewal charges to be borne by the Builder.

(d) Permanent power deposit & charges to be borne by the Builder.

(c) Drainage work and Stone laying in front of gate.

(f) Toilet Pit (Outside).

(g) Compound wall (Boundary area) all around.

(h) Sump (7000 Litres water storage) capacity and 1 H.P. Mono block pump for Sump.

12. OWNER (EXTRA WORK TO BE BORNE).


(a) Actual area will be measured full as per roof slab area (100%) at the time of final settlement.

(b) In case of Transformer requirement based on BESCOM directions, Cost will be borne by Owner.

(c) Solar cost to be borne by Owner. Necessary water connection till Solar will be made available. (To
discuss).

(d) False Ceiling to be borne by Owner.

(e) Any Wall Cladding/Digital Tiles work will be extra charges.

(f) All internal wood work not included in contract.
