Otis was established in the kingdom of Saudi Arabia in 1973, and has
undertaken numerous important projects. A list giving examples of these

Abraj Kudai is a mixed-used development located in
Makkah's central zone, only 2.2 km south of the Holy
Haram in Makkah. Due to its unparalleled size, height,
as well as, distinguished location, exposure and
architectural style, the building appears as a striking
landmark with a profoundly modern multifunctional
identity.
The Owner of the project is the Saudi Ministry of
Finance and the General contractor is Saudi Bin Laden
Group SBG, total number of elevators & Escalators is
474 unit.

With a total site area of approximately 60,000 m² and


total built-up area of around 1.4 million m², the project
is a residential and commercial complex that consists
of a large podium topped by 12 towers accommodating
several elements such as a podium housing a bus
station, a shopping mall, restaurants and food courts, a
convention center and car parks.
The five star towers offer all related services for the
visitors of the Holy Kaaba. Lower levels close to the
Holy Haram area are used as commercial venues, thus
ensuring immediate and easy access for the Haram
visitors. The development is designed to accommodate
adequate car parks on top of the commercial zones
located at the base levels. 1

Roadmap Basics

Think safety first. Each employee is responsible for their own safety, the safety of other workers, and the safety of the riding
public. Every employee is empowered to take any action necessary to eliminate the potential for an accident. At the beginning of
each work session, scan the area for hazards or risk of accident. At the end of each work session, make sure the job site or
workspace is clean, tidy and safe.

Respond to customer requests promptly. Answer telephone calls in a standard way and before the third ring: "Otis Elevator
Company. (Your name.) How may I help you?" Reply to every customer phone call or e-mail on the same day (leaving a message
or e-mail if the customer is unavailable).

Visit your customer every time you are in their building. Convey a sense of urgency in your work and keep your customer fully
updated on your progress. When possible, check in and check out with them daily, giving a brief overview of the work you have
completed. Remember to ask if there is anything else you can do for them and, above all, to thank them for their business. If the
customer is not there, leave a card with a note.

Deliver what you promise—promptly and unequivocally. By the same token, do not promise something you know Otis cannot
deliver. If circumstances arise that prevent you from keeping a promise, call the customer immediately.

When a customer complains, remain calm. Listen, empathize and respond with a can-do attitude. Take ownership of the
complaint and work to resolve it promptly. Remember that every complaint contains an opportunity to exceed the customer’s
expectations and transform a negative experience into a positive one.

Be prepared when going into a customer meeting. Conclude each meeting with a summary of action items. Remember: If a
customer asks you for something, you own that request. Keep track of open action items until the request is fulfilled—and the
customer is fully delighted.

Think of yourself as an extension of the customer’s staff in every building you work in. Be your customer’s eyes and ears.
Where appropriate, offer suggestions that will help make them more successful.

Remember that you are always on view. Adopt a pleasant and constructive attitude. A smile goes a long way toward maintaining
a positive image. Take pride in your appearance. Take pride in your work. Take pride in your company.

Ask yourself: “What does the customer want?” Then work to exceed those expectations. Follow up on every job. Never assume
that any problem has been fixed.

We are responsible for our own learning and self-development. By expanding our knowledge and skills, we enhance our ability
to help both Otis and our customers.

7. LANDINIGS ( EVERY VISIT )

A. HALL BUTTONS
• Check for broken or sticking buttons, check that all screws are in place and faceplates
are properly fastened.
• Check illumination.

B. LANDING DOOR LOCK RELEASE KEYS


• Check operation of keys on door locks. Ensure that the key is kept with the authorized
person.

8. CAR ENCLOSURE ( EVERY VISIT )

A. FLOORING
• Inspect for worn or loose flooring.

• Clean. Ensure that lighting covers are secure. Check fixings and wire connections.

C. CAR OPERATING DEVICES


• Check alarm system.
• Check that there will be a response to alarm bell.
• Check for broken or sticking buttons and ensure that all fixings are secure.

• Test position indicators and call registration lights for proper operation and check for

B. DOOR OPERATOR (QUARTERLY)


• Ride in the car and observe door operator, check smoothness of operation, noise and
slamming.
• Inspect operator motor and gear.
• Lubricate as necessary.
• Check that all fixing bolts are tight and check for slackness in linkages and chains.

C. DOOR DETECTOR
• Recalibrate the door detector sensitivity and field of operation, if applicable to the type
of detector.

5. HOISTWAY OR SHAFT ( ANNUALLY )

A. GUIDE RAILS
• Check all bolts for tightness.
• Check car and counterweight guide shoes for wear and adjustment.
• Brush down backs of guides and guide brackets to keep clean.

B. LIMIT SWITCHES AND CAMS


• Check that limit switch rollers are free.
• Check rollers for wear and renew if necessary.
• Clean interior of limit switches and examine contacts.
• Check that all connections are tight.
• Check alignment of switches and cams.

C. SENSOR AND PROXIMITY SWITCHES


• Clean.
• Check fixing.

6. TRAVELLING CABLES
• Check anchorages and be sure that cables do not drag on wall when car is traveling.
• Examine outside coverings for wear. Check for rubbing from concrete or steel
supports.

4. CAR AND LANDING ENTRANCES ( QUARTERLY )

A. DOORS
• Do not lubricate tracks where rubber tired rollers are used.
• Clean hangers.
• Clean eccentric rollers on hangers.
• Check air cords for wear and tension.
• Check bottom guides on doors.
• Check weight closers.
• Check lock contacts for condition.
• Check lock latching mechanism. Ensure that doors cannot be pulled open when car is
not at that landing.
• With lock contacts open, ensure that elevator will not move.
• Check car door switch. Ensure that elevator cannot move with car door open 25mm or
more.

MAINTENANCE – GENERAL INFORMATION

1. GENERAL

Routine maintenance can be divided into three main categories.

• Systematic examination, adjustment and small component replacement.


• Periodic lubrication.
• Reporting of unsafe conditions and major repair requirements.

It is common practice but not always necessary, to visit once a month, and systematically
work through the various maintenance tasks.

2. EVERY VISIT

• Meet the building maintenance engineer or other designated person to obtain his
report on the elevator.
• Ride in car and observe starting, stopping, operation of doors and door reversal
devices.
• Check alarm bill operation and car lighting.
• Listen for any unusual noises.
• Check that safety notices are in position.
• Check that hand winding instructions and equipment are in position.
• Check that the authorized person has the machine room and landing door release
keys.

3. MACHINE ROOM

A. CONTROLLER (SEMI ANNUALLY)


• Clean the air filters (if applicable).
• Clean the external surfaces of component parts.
• Check the internal condition of the motor switches and renew as necessary.
• Check the connection of the wires to the relays, switches, fuse holders, etc.
• After two years of service, check the internal condition of the relay switches.

OTIS HAS A STOCK OF SPARES CONSISTING OF APPROXIMATELY 3500 ITEMS, FOR


THE ELEVATORS AND ESCALATORS UNDER CONTRACT AT ALL BRANCHES IN
SAUDI ARABIA. THERE IS A CENTRAL STORE IN THE HEAD OFFICE. THE STOCKS
ARE UPDATED AND NEW ITEMS ORDERED THROUGH UPDATED LIST EVERY THREE
MONTHS.

MAINTANANCE – REPAIRS

EACH TECHNICIAN IS GIVEN A CERTAIN ROUTE WITH A NUMBER OF UNITS
