EKPEN of block 37, Aso Garden Estate Karsana, Abuja, FCT. (hereinafter referred to as the

"Vendor" which expression shall where the context so admits include his heirs, estate, legal

representatives, successors-in-title and assigns) of the one part

AND

UBUANE TRESVANT of No 3 isikhuanele street old Agbor road Uromi Edo state, Nigeria.

(hereinafter referred to as the "purchaser" whose expression shall where the context so admit

include his heirs, estate, legal representatives, successors-in-title and assigns) of the other

part.

WHEREAS:

The VENDOR having fully paid for the piece of land known as plot No. D16, measuring

700SQ.M, 4 Bedroom Duplex in Seman metropolis, Lugbe 1 Extension Airport Road FCT,

Abuja. APPLICATION FORM NUMBER: SGL/SV/AO963 Obtained interest and ownership in the

said property and granted full and unhindered possession.

The PURCHASER is desirous of acquiring title to the said property land known as plot known

as plot No. D16, measuring 700SQ.M, 4 Bedroom Duplex in Seman metropolis, Lugbe 1

Extension Airport Road FCT, Abuja. APPLICATION FORM NUMBER: SGL/SV/AO963

The vendor as beneficial owner is willing to transfer his entire title including interest in and

ownership of the side piece of land and grant full and unhindered possession to the

PURCHASER for a consideration.

IT IS AGREED AS FOLLOWS:

In pursuance of the said agreement and in consideration of the some of 6 Million five

hundred thousand Naira (6,500,000.) now paid by the PURCHASER to the VENDOR, the

receipt of which the VENDOR acknowledges, the VENDOR as beneficial owner, hereby

assigns unto the PURCHASER all that property lying and situate at the plot known as plot No.
D16, measuring 700SQ.M, 4 Bedroom Duplex in Seman metropolis, Lugbe 1 Extension Airport

Road FCT, Abuja. APPLICATION FORM NUMBER: SGL/SV/AO963

The VENDOR hereby covenants with the PURCHASER that he has the power and right to

assign the said property to the PURCHASER and that the property is free from any charges

and encumbrances or legal dispute

1. The VENDOR covenants that the PURCHASER shall peaceably hold and enjoy the

property without any interruption or disturbances from the VENDOR nor other claimant.

2. The PURCHASER shall be entitled to apply for change of ownership or any other title in

respect of the said property from the appropriate authority

PROVIDED ALWAYS:

1. That the VENDOR agrees at all time hereafter to indemnify and keep indemnified the

PURCHASER against all cost, damages, losses and /or expense incurred or to be incurred as

a result of any action of any claimant or as a result of any defect in the title of the VENDOR.

2. That the VENDOR shall on the execution of this agreement deliver all the original

copies of the title document relating to the property to the PURCHASER.

SCHEDULE OF DOCUMENT INCLUDED IN THIS CONTRACT.

1. Allocation letter issued to the vendor

2. Power of attorney issued to the vendor

3. Deed of assignment between AKAHANOLU EKPEN and UBUANE TRESVANT

4. Photocopy of national I.D card of AKAHANOLU EKPEN

This CONTRACT OF SALE shall in all respect be interpreted in accordance with and Governed

by Nigerian Law .
IN WITNESS OF WHICH THE PARTIES HAVE EXECUTED THIS AGREEMENT THE DAY AND YEAR FIRST

ABOVE WRITTEN.
