WHEREAS the Owners herein own all that piece and Parcel of land lying,

Near BCabin, Barrage Road, Badlapur West, Tal-ambernath, Dist Thane within the
limits of the-Kulgaon Badlapur Municipal Council.
AND WHEREAS Shri Krishna Gangaram Sawant transfer his development
rights to the M/S. Shanti Developers through Partner Mr. Jayesh S. Patel by
development agreement dated 16/01/1991 at Kulgaon. M/s. shanti Developers
through Partner Mr. Jayesth S. Patel develop the said land and constructed
building by name SHANTICO-OPERATIVE HOUSING SOCIETY LTD.,

AND WHEREAS the competent authority being satisfied with the merits or
submission of the applicant society, issued an order cum certificate bearing No.

Societies, Thane (west), district Thane dated 05/10/2018 certifying that, &

RR/0/Ro8 the society is entitled to unilateral conveyance and have it
Registered as provide under Registration Act, 1908, hereto annexed and Marked
Exhibit No. 1, is the copy of the said order Cum certificate.
ANDWHEREAS Shri Krishna Gangaram Sawant herein said owners have granted
and transferred and development rights in respect of the said property to the
Builder herein at and for the price/ consideration and on the terms and conditions
therein mentioned.
AND WHEREAS Shri Krishna Gangaram Sawant the promoters /Builders by
and under the powers and authorities vested in them and in accordance with the
sanctioned plan bearing No.. KMP/NRV/BP/KBV/151-199 Dated 11/03/1991
