**The Loan shall carry a Fixed Rate of Interest for the first 4 years of tenure of the Loan commencing from the date of first
disbursement and thereafter shall carry adjustable rate of Interest for the balance tenure of the Loan. Such adjustable Rate of
Interest shall vary in accordance with the Reference Rate announced by the Lender from time to time.

This Sanction Letter is being sent to you in two originals. You are requested to return the second original of this letter and
Annexure – I duly signed (on all pages) by all relevant parties as a token of having accepted the terms and conditions hereof.
This sanction is valid for 60 days from the date of this letter unless extended in writing by the Lender at its sole discretion.

The Terms used in this Sanction Letter but not defined shall have the meaning assigned in the Loan Agreement.
This Sanction is subject to the legal, financial, technical, KYC and other due diligence of the Applicant, Co-Applicants and the

Property to the satisfaction of the Lender and the other conditions mentioned in Annexure – I.

The rate of interest applicable to the facilities shall be as prevailing on the date/s
of disbursement(s). The Lender shall review and, if considered necessary, revise
the Rate of Interest at any time and from time to time as per its policy, market
conditions, CHFRR and/or applicable laws and regulations, if any, during the

tenor of the loan at its sole discretion. The spread over CHFRR would be
constant throughout the loan tenor.

12. Admin Fee and Documentation : 3% + applicable taxes, of the Loan Amount to be paid up front, fee paid shall not
charges be refundable

13. Pre Equated Monthly : PEMII shall be charged from the respective date(s) of the disbursement to the
Instalment Interest (PEMII) date of commencement of Instalment/ EMI.
For disbursement done in tranches, the Borrower(s) shall be required to pay
PEMII (at the rate applicable to the loan) / EMI for the part disbursed loan,
subsequent to which EMI for the fully disbursed loan shall commence.

17. The Borrower(s)/ Guarantor(s) confirm/declare/undertake:


a) That KYC documentation shall be completed as per policy of the Lender.
b) The applicant shall create an Equitable Mortgage/ Registered Mortgage of the property as may be stipulated by
the Lender at its discretion and the applicant/ mortgagor shall be responsible and liable to register / intimate such
Equitable Mortgage with the concerned authority, if required.
c) That they shall facilitate site visit for Lender’s representative to evaluate the Security and the construction
financed by the Lender.
d) That the Security has approved plan/lay out and taxes with respect to the same shall be duly paid without failure
during the currency of the Loan.
e) That the Lender or its agents shall be eligible to verify details submitted/declared to it.
f) That they shall submit certifications required by the Lender (if any) before disbursement of the Loan.
g) That the Construction financed by the Lender through this Loan is not located in any unauthorised colonies.
h) That they shall execute documents required by the Lender for creation of Security Interest.

That they have not defaulted in any payment obligation under any financing obligation to any bank/ financial
institution in the past.
j) That the Loan is at the sole discretion of the Lender and terms of the Loan may be modified or cancelled, in whole
or in part, at Lender’s sole discretion.
k) The sanction is also subject to the standard terms and conditions, according to the Lender’s rules / policies as
applicable from time to time. All statutory levies or taxes applicable from time to time will have to be borne by the
applicant.
l) Notwithstanding anything contained in the Sanction Letter, further the Lender shall have the right to cancel the
loan or portion of the limit sanctioned and shall have the right to request repayment of the loan in part or full or all
outstanding amounts owing under the Loan together with all interest and charges shall become immediately due
and payable, forthwith on demand.
m) This Sanction Letter does not obligate the Lender to enter into any further agreement; and/or to provide the Loan,
and any such obligation shall be contingent upon executing final definitive Loan Documents and creation of
security interest in favour the Lender. Further, this Sanction Letter shall stand revoked and cancelled, if there are
any material changes in the proposal for which the Loan is sanctioned; or If any event occurs which, in the sole
opinion of Lender, is prejudicial to its interest; or is likely to affect the financial condition of the Borrower; or his /
her / its ability to perform all or any of its obligations of the Loan; or any statement /representation made is found
to be incorrect; or untrue or material fact is concealed for obtaining this Loan.
n) The Applicant shall have to insure the property for the reconstruction value of the property and assign the same in
favour of the Lender.
o) This Sanction Letter shall form integral part of the Loan Agreement executed by the Borrower and other Loan
Documents executed by the Security Provider and Guarantors (if any).
p) The Lender shall have the right to assign any portion of the Loan (disbursed or undisbursed) together with or
without the underlying security interest or the right in relation to the same.
q) The Lender may also avail refinance from any financial institution for the Loan and shall have right to transfer the
underlying security interest or the right in relation to the same.
r) The Lender may also arrange co lender or risk participants for the loan and assign its rights and obligation
together with or without the underlying security interest or the right in relation to the same.
s) The Borrower irrevocably grants its consent for the terms mentioned in this Sanction Letter by accepting the
terms of this Sanction Letter and also agree execute documents in form and manner satisfactory to the Lender.
The Borrower(s) have been explicitly informed by the Company/Lender about the factors determining the
applicable rate of interest, the approach for gradation of risk, and the rationale for charging the rate of interest.

Acceptance of this letter is a confirmation that, the applicant has read and understood the contents as mentioned aforesaid and
it also confirms that the applicant has not been promised any free gifts/discounts or any other commitment whatsoever which is
not documented in the loan agreement with the Lender. It is further confirmed that no cash/bearer cheque has been collected
from the applicant with respect to the loan.

The rate of Interest will be reduced by 0.5% (50 basis points) from the current prevailing rate, if the payment of EMI is regular
for 12 months from the date of final disbursement. An additional 0.5% (50 basis points) will be reduced further, for regular
repayment of EMI for 24 months from the date of final disbursement*.
*The differential interest would be added back and charged to the foreclosure amount, if the loan account is closed within the
subsequent year.
