A proposal has been submitted to the New York City Landmarks Preservation Commission (LPC) for the restoration of the Minetta Garage building at 122-128 West 3rd Street in Greenwich Village, Manhattan. The proposal, assembled by Morris Adjmi Architects for Higgins Quasebarth & Partners and the Chapman Group, seeks approval for a number of exterior updates and modifications, as well as the creation of a new rooftop addition. The property is located between MacDougal Street and Sixth Avenue.

LPC To Review Proposal For New Townhouse At 28 7th Avenue in Park Slope, Brooklyn

On January 28, the NYC Landmarks Preservation Commission (LPC) will review a proposal for the construction of a new residential building at 28 7th Avenue in Park Slope, Brooklyn. The proposal for the currently vacant lot was assembled by Building Studio Architects. If approved, the property will stand four stories tall and yield four residential units across a total of approximately 5,700 square feet.

One Williamsburg Wharf, a 22-story residential tower located in Williamsburg, Brooklyn, recently introduced New York City’s first-ever private outdoor ice skating rink. Developed by the Naftali Group and designed by Brand Haw Architecture, the 22-story building yields 89 residences, and opened its doors in 2024.

Public Review Begins For Midtown South Mixed-Use Plan In Manhattan

The public review process has begun for the Midtown South Mixed-Use plan, a proposed redevelopment of the area spanning 42 blocks between West 23rd and West 40th Streets, and Fifth to Eighth Avenues in Manhattan. The proposal, directed by the NYC Department of City Planning (DCP), intends to introduce roughly 9,700 new residential units, with up to 2,900 designated as income-restricted affordable housing. It is part of Mayor Eric Adams’ broader “Manhattan Plan,” which aims to overhaul outdated zoning laws in the area.

LPC To Review Proposal For 694-696 Madison Avenue In Manhattan’s Upper East Side

Assembled by Kenneth Park Architects, the proposal aims to update the building’s façade and interior to accommodate a new storefront for Loewe, a fashion brand.

20 And 30 Halletts Point Near Completion In Astoria, Queens

Construction is nearing completion on 20 and 30 Halletts Point, a pair of residential buildings in Astoria, Queens. Developed by the Durst Organization and designed by Handel Architects, the towers constitute the second phase of the Halletts Point development, which plans to yield more than 2,000 residential units in total. Completion for this phase of the project will add 647 residential units to the area, more than doubling the existing 405 that phase one brought with the completion of 10 Halletts Point in 2019.

On January 15, Newark officials gathered with the development team to celebrate the completion of The Ballantine, a six-story residential building at 80 Freeman Street in the Ironbound section of Newark, New Jersey. Developed by Shorewood Real Estate Group in partnership with Bridge Investment Group, the $88 million project occupies the site of the former Ballantine Brewery and yields 280 units.

Construction Loan Issued For 250 West 49th Street In Midtown, Manhattan

A $79 million construction loan was recently issued for 250 West 49th Street, a 28-story residential building currently under construction in Midtown, Manhattan. Designed by C3D Architecture and developed by Chess Builders, the tower will yield 138 units and 2,500 square feet of ground-floor retail space. The loan was facilitated by S3 Capital.

Pearl House Office-to-Residential Conversion Is Complete At 160 Water Street In Financial District, Manhattan

Construction is complete on Pearl House, an office-to-residential conversion at 160 Water Street in Manhattan’s Financial District. Designed by Gensler and developed by Vanbarton Group, the project involved the construction of a three-story rooftop expansion atop an existing midcentury tower and the conversion of its 525,000 square feet of office space to yield 588 rental units. The property is located at the corner of Water and Fletcher Streets.
