Excavation Underway for 47-Story Office Skyscraper at 70 Hudson Yards in Manhattan

Excavation progressing at 70 Hudson Yards, the site of a 47-story commercial skyscraper in Hudson Yards, Manhattan. Designed by Roger Ferris + Partners and Gensler and developed by Related Companies and Oxford Properties, the 717-foot-tall structure will yield 1.1 million square feet of office space and is planned to become New York’s first zero-carbon emission skyscraper. The property is bounded by West 36th and 35th Streets to the north and south, The Set at 451 Tenth Avenue to the east, and Hudson Boulevard East and Bella Abzug Park to the west.

Façade Installation Underway on 660 Lexington Avenue in Midtown East, Manhattan

Façade installation is progressing on 660 Lexington Avenue, a 19-story residential building in Midtown East, Manhattan. Developed and built by Sergey Rybak of Rybak Development and designed by project architect Zproekt Architecture and design architect S20M, the 233-foot-tall structure will span 52,558 square feet and yield 23 condominium units with an average scope of 2,123 square feet. The building will also contain 2,551 square feet of commercial space, 1,174 square feet of community facility space, and a cellar level. The property is alternately addressed as 133 East 55th Street and located at the corner of Lexington Avenue and East 55th Street.

Façade Work Underway on 142 West 21st Street in Chelsea, Manhattan

Exterior work is progressing on 142 West 21st Street, a 13-story residential building in Chelsea, Manhattan. Designed by BKSK Architects and developed by Yiannes Einhorn, the 135-foot-tall structure will span 61,256 square feet and yield 22 condominium units with an average scope of 2,756 square feet. The development will also include 610 square feet of commercial space, a cellar level, parking for 16 vehicles, and a 30-foot-long rear yard. The property is located on an interior lot between Sixth and Seventh Avenues.

Housing Lottery Launches for Mabel at 335 8th Avenue in Chelsea, Manhattan

The affordable housing lottery has launched for Mabel, a seven-story residential building at 335 8th Avenue in Chelsea, Manhattan. Designed by COOKFOX and developed by MAG Partners, the structure yields 188 residences. Available on NYC Housing Connect are 57 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $66,103 to $227,500.

323 East 58th Street Rises In Midtown East, Manhattan

Construction is moving along at 323 East 58th Street, a six-story mixed-use residential building in Midtown East, Manhattan. Designed by Sguera Architecture and developed by Andrew Impagliazzo under the 619W46 LLC, the structure will stand 60 feet tall and yield 15,279 square feet, with 12,279 square feet designated for residential space divided into 15 rental units averaging roughly 877 square feet each, 3,000 square feet for community facility space, and a cellar level. The property is located at the corner of East 58th Street and the ramp leading up to the upper road deck of the Queensboro Bridge between First and Second Avenues.

City Planning Commission Approves Midtown South Mixed-Use Plan

The New York City Planning Commission has approved the Midtown South Mixed-Use Plan, a rezoning initiative that will allow the creation of approximately 9,700 new homes across a 42-block section of Midtown, Manhattan. Spearheaded by Mayor Eric Adams and the Department of City Planning (DCP), the plan covers an area roughly between West 23rd and West 40th Streets, from Fifth to Eighth Avenues. It introduces new mixed-use zoning where residential development was previously restricted, enabling the construction of up to 2,900 permanently affordable homes through Mandatory Inclusionary Housing.

70 Hudson Yards Breaks Ground in Hudson Yards, Manhattan

Construction is officially underway at 70 Hudson Yards, a forthcoming 47-story office skyscraper in Hudson Yards, Manhattan. Designed by Roger Ferris+ Partners and Gensler and developed by Related Companies and Oxford Properties, the future 1.1-million-square-foot structure will rise to an architectural height of 717 feet and is reportedly planned to become New York’s first zero-carbon emission skyscraper. The all-electric mixed-use building is alternatively addressed as 514 West 36th Street and will rise from an assemblage of two adjacent parcels bound by West 36th and 35th Streets to the north and south, The Set at 451 Tenth Avenue to the east, and Hudson Boulevard East and Bella Abzug Park to the west.

321 West 38th Street Nears Completion in Midtown, Manhattan

Construction is nearing completion on 321 West 38th Street, a 26-story Best Western Hotel in Midtown, Manhattan. Designed by Gene Kaufman Architect and developed by 319 West 38th Steel LP, the 250-foot-tall structure will span 44,200 square feet with an undisclosed number of hotel rooms and a collection of amenities. The property stands on two adjoining interior plots between Eighth and Ninth Avenues.

Construction Moving Along at ODA’s 126 East 57th Street in Midtown East, Manhattan

Construction is continuing on 126 East 57th Street, a 28-story residential tower on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development, the 346-foot-tall structure will yield 147 condominium units with an average scope of 1,156 square feet, as well as 5,000 square feet of lower-level retail space. The property is located at the corner of East 56th Street and Lexington Avenue with a narrow panhandle extension to East 57th Street.

Excavation Continues for KPF-Designed Skyscraper at 570 Fifth Avenue in Midtown, Manhattan

Excavation is progressing deeper at 570 Fifth Avenue, the site of a 29-story office skyscraper on the eastern edge of the Diamond District in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Extell, the 567-foot-tall structure will yield 637,312 square feet of Class A office space. The building will also contain retail space on floors one and two, an 80,000-square-foot flagship store for IKEA on the first two cellar levels, and a gym, swimming pool, basketball court, and juice bar on the third and fourth below-grade stories. The development is located between West 46th and 47th Streets.
