The affordable housing lottery has launched for 2371 Eighth Avenue, an 11-story residential building in Harlem, Manhattan. Developed by TCX Development and designed by ARC Architecture and Design Studio, the structure yields 12 residences. Available on NYC Housing Connect are nine units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $91,235 to $168,480. The property is located between West 127th and 128th Streets.

Construction is nearing completion on Ray Harlem, a 21-story mixed-use building at 2035 Fifth Avenue in Harlem, Manhattan. Designed by Frida Escobedo Studio in collaboration with Handel Architects and developed by Ray and LMXD, Ray Harlem yields 222 mixed-income apartments as well as 27,000 square feet of cultural space owned and operated by the National Black Theatre. The property is located between East 125th and 126th Streets.

The affordable housing lottery has launched for Lenox Avenue HDFC Cooperative ANCP Cluster, a group of rehabilitated buildings located at 135 West 132nd Street, 424 Lenox Avenue, 426 Lenox Avenue, 432 Lenox Avenue, and 406 Lenox Avenue in Manhattan’s Harlem neighborhood. Available on NYC Housing Connect are 36 units for purchase for residents at 100 percent of the area median income (AMI), ranging in eligible income from $63,093 to $192,600.

LPC To Review Proposal For Renovation Of Harlem River Houses In Harlem, Manhattan

A proposal has been submitted to the NYC LPC for the restoration and enhancement of the Harlem River Houses, a historic public housing complex in Harlem, Manhattan. The New York City Housing Authority (NYCHA) is working in collaboration with various artists to restore existing sculptures, introduce new public artwork, and install signage throughout the complex that spans from West 151st Street to West 153rd Street between Macombs Place and the Harlem River Drive.

Permits Filed for 1871 Amsterdam Avenue in Harlem, Manhattan

Permits have been filed for a seven-story mixed-use building at 1871 Amsterdam Avenue in Harlem, Manhattan. Located between West 152nd Street and West 153rd Street, the lot is near the 155th Street subway station, served by the A and C trains. First NHL-Sized Ice Rink Planned For Harlem, Manhattan

Figure Skating in Harlem (FSH) is planning to build Upper Manhattan‘s first NHL-sized ice rink, alongside a wellness and education center. Designed with input from Gensler, the proposed facility will feature classrooms, wellness spaces, locker rooms, bleacher seating, and a café. FSH is currently seeking an ideal site and potential partners for the project, which is expected to generate over $70 million in economic impact and create more than 300 jobs.

Financing Secured For $445 Million Manhattanville Renovation In Harlem, Manhattan

The New York City Housing Authority (NYCHA) has secured $445 million in financing to overhaul Manhattanville Houses, a public housing development in Harlem, Manhattan. The project, which is part of NYCHA’s Permanent Affordability Commitment Together (PACT) initiative, will renovate 1,272 apartments across six residential buildings, improving living conditions for more than 2,600 residents. The conversion of these units to Project-Based Section 8 housing under the federal Rental Assistance Demonstration (RAD) program ensures continued affordability while allowing private partners to fund critical repairs. Construction is already underway and is led by Gilbane Development Company, Apex Building Group, and West Harlem Group Assistance, with ELH Mgmt LLC overseeing property management and Goddard Riverside providing on-site social services.

LPC To Review Proposal For Modifications To 130 West 131st Street In Harlem, Manhattan

The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for modifications to 130 West 131st Street, a three-story Renaissance Revival row house in Harlem, Manhattan. Originally built in 1887 by architects Cleverdon & Putzel, the property yields four units and is located in the Central Harlem-West 130-132nd Street Historic District. Proposed changes include the construction of a two-story rear enlargement with a greenhouse, as well as a roof deck with mechanical units and a stair bulkhead.

A rendering has been revealed for 132 East 125th Street, a 13-story mixed-use building in Harlem, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, the project will yield 73 affordable housing units in one- to three-bedroom layouts, as well as 7,000 square feet of ground-floor retail space and 45,000 square feet of medical offices on the second through fifth floors. The property is located at the corner of East 125th Street and Lexington Avenue.
