DEED OF ABSOLUTE SALE OF REAL PROPERTY

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
 

SPOUSES ARNALDO D. PERILLIO and JESSEHAN P. PERILLO;


both of legal age, Filipinos, with address at Unit 207 Tower M, Dover
Building, Hamptons Garden Condo, 100 C. Raymundo Avenue,
Maybunga, Pasig City; JESSEHAN P. PERILLO to be represented
by his Attorney-in-Fact ARNALDO D. PERILLIO hereinafter
referred to as the ‘VENDORS”;

- and -

CAROLINE R. VALDEPEÑAS, Filipino, single, all of legal age


with address at 60-D K9TH Kamias, Quezon City, all hereinafter
referred to as the “VENDEE”.

WITNESSETH; 
 
WHEREAS, the VENDORS are the true and absolute owner of a condominium
unit, which is more particularly described as follows:
Condominium Certificate of Title No. 011-2016000105
 

Hereinafter described as the “Subject Property”

WHEREAS, the VENDORS further warrant that the said CONDOMINIUM


UNIT suffers no claims, encumbrances, informal settlers/occupants, or liens whatsoever;

WHEREAS, That the Capital Gains Tax and ______ Broker’s Commission shall
be VENDORS’ account while the Documentary Stamp Tax, Transfer Tax and all the
other expenses for registration are for the VENDEE’S account;

WHEREAS, the VENDORS by warranting that the above described property is


clean and has no encumbrance or any lien whatsoever;

NOW, THEREFORE, for and in consideration of the sum of Philippine


Currency: __________________________________________ (Php___________) paid
by the VENDEES, in the following manner:
A. 80% to be paid upon signing of this Agreement, and
B. 20% upon transfer of the Title in the name of the VENDEE,
with the above consideration, the VENDORS DO HEREBY SELL, TRANSFER, and
CONVEY by way of Absolute Sale unto the said VENDEES, his heirs and assigns, the
above-described REAL PROPERTY.

IN WITNESS WHEREOF, we the parties have hereunto signed this Deed on the
date and place indicated in the notarial portion.
