KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL, made and executed this ____ day of _________, 20__
by and between:

ELVIRA ARCEO SANTOS , of legal age, married to FIDEL SANTOS JR. , Filipino, and
with residence at 962 San Francisco St., Poblacion, Pulilan, Bulacan and NOEL ARCEO,
Filipino, of legal age, and a resident of San Francisco St., Poblacion, Pulilan, Bulacan
hereinafter referred to as the "SELLER/VENDOR" ;
 
-AND-
 
        LEONARDO DELA CRUZ CAPARAS JR., of legal age, Filipino and with residence at
Bldg. 21, 102 Katuparan, Vitas, Tondo, Manila City , hereinafter referred to as
the "BUYER/VENDEE".
 
WITNESSETH;
 
        WHEREAS, the SELLER/VENDOR is the owner of a parcel of land consisting of a total
area of SEVEN HUNDRED EIGHTY FOUR Square Meters (784 sq m), more or less, located at
Brgy. Poblacion, Pulilan, Bulacan and covered by Transfer Certificate of Title No. (TCT No. T-
260049) issued by the Registry of Deeds of Bulacan and more particularly described as follows
:

“ A parcel of land (Lot 5-A-1-A-1-B of the subd plan Psd-03-163942 being a portion of
Lot 5-A-1-A-1, Psd-03-13408 LRc Rec. No.), sit. In the Bo. Of Poblacion, Mun. of Pulilan,
Province of Bulacan, Bounded on the NW., along line 1-2 by Lot 5-A-1-A-1-A of the subd.,
plan ; on the NE., along line 2-3 by Lot 5-A-1-H, Psd-03-059185 ; on the SW., along Line 3-4by
Lot 5-A-1-G; on the SW., along line 4-1 by Lot 5-A-1-B-1 both of psd-03-134084. Beginning at
a point marked “1” on plan being N. 08 deg. 45’ W., 1163.67 m. from BLLM No. 1 x-x-x
containing a total area of SEVEN HUNDRED EIGHTY FOUR (784) SQUARE METERS, more
or less. “

WHEREAS, the SELLER/ VENDOR is also the registered owner of a one story
residential building situated on the above-mentioned parcel of land, and covered under
Property Identification Number 020-19-001-001-253-B0001 and ARP/TD No. 2018-19001-
00354 issued by the Municipal Assessor of Pulilan, Bulacan ;

 WHEREAS, the BUYER/VENDEE has offered to buy and the SELLER /VENDOR has


agreed to sell a portion of the above mentioned property ( Lot 5-A-1-A-1-B-5 of the Subdivision
plan, a copy of which is hereto attached) containing a total area of ONE HUNDRED NINE (109)
Square Meters and the above-mentioned residential building, under the terms and conditions
herein below set forth ;
 
        NOW THEREFORE,  for and in consideration  of the total sum of ONE MILLION THREE
HUNDRED FIFTY THOUSAND PESOS (Php: 1, 350,000.00) Philippine Currency, and of the
covenants herein after set forth the SELLER/VENDOR  agrees to sell and
he BUYER/VENDEE agrees to buy the aforesaid property subject to the following terms and
conditions:
 
1. The total consideration shall be ONE MILLION THREE HUNDRED FIFTY
THOUSAND PESOS (Php: 1, 350,000.00), Philippine Currency, payable as follows:
a) The amount of ONE MILLION (Php: 1,350,000.00) PESOS, representing a
downpayment shall be payable by the BUYER/VENDEE to
the SELLER/VENDOR upon signing of this Contract to Sell;
 
b) The remaining balance in the amount of THREE HUNDRED FIFTY THOUSAND (Php
: 350,000.00) PESOS, shall be paid in Cash as soon as the necessary papers, and documents
for title transfer have been produced or acquired ;
 
2. Capital Gains Tax and Real Estate Tax, shall be for the account of the BUYER /
VENDEE ;
 
3. Documentary Stamps Tax, Registration Fee, registration expenses, and all other
miscellaneous fees and expenses shall be to the account of the BUYER/VENDEE;
 
4. Possession to the subject property shall be delivered by the SELLER/VENDOR to
the BUYER/VENDEE upon full payment of the total consideration;
 
5. Upon full payment of the total price, the SELLER/VENDOR shall sign and execute
a DEED OF ABSOLUTE SALE in favor of the BUYER/VENDEE. The SELLER/VENDOR shall
likewise execute and/or deliver any and all documents, including but not limited to the original
copy of Transfer Certificate of Title, Tax Declaration and all other documents necessary for the
transfer of ownership from SELLER/VENDOR to the BUYER/VENDEE.

        LEONARDO DELA CRUZ CAPARAS JR., of legal age, Filipino and with residence at
Bldg. 21, 102 Katuparan, Vitas, Tondo, Manila City , hereinafter referred to as
the "BUYER/VENDEE".
 
WITNESSETH;
 
        WHEREAS, the SELLER/VENDOR is the co-owner of an undivided parcel of land
consisting of a total area of THREE HUNDRED FIFTY THREE Square Meters (353 sq m), more
or less, located at Brgy. Poblacion, Pulilan, Bulacan and covered by Transfer Certificate of Title
No. (TCT No. 039-2018008769) issued by the Registry of Deeds of Bulacan and more
particularly described as follows :

“ A parcel of land (Lot 5-A-1-B-1 of the subd plan Psd-03-134084 being a portion of Lot
5-A-1-B, Psd-031413 LRc Rec. No.), sit. In the Bo. Of Poblacion, Mun. of Pulilan, Province of
Bulacan, Bounded on the E., along line 1-2 by Lot 5-A-1-A-3, Lot 5-A-1-A-2, Lot 5-A-1-A-1 all
of the subd plan; on the S., along Line 2-3 by Lot 5-A-1-C-1,PSD-031418-059184; on the W.,
along Line 3-4 by Lot 5-A-1-C-1, on the N., along Line 5-1 by Lot 5-A-1-B-2, both of the
subd.plan x-x-x- containing a total area of ONE THOUSAND SEVEN HUNDRED THIRTY
THREE Square Meters (1,733 sq m),, more or less. “

 WHEREAS, the BUYER/VENDEE has offered to buy and the SELLER


/VENDOR has agreed to sell a portion of the above mentioned property ( Lot 5-A-1-A-1-B-5 of
the Subdivision plan, a copy of which is hereto attached) containing a total area of THIRTY
NINE (39) Square Meters , under the terms and conditions herein below set forth ;
 
        NOW THEREFORE,  for and in consideration  of the total sum of
_____________________________ PESOS (Php: __________________.00) Philippine Currency, and of
the covenants herein after set forth the SELLER/VENDOR  agrees to sell and
he BUYER/VENDEE agrees to buy the aforesaid property subject to the following terms and
conditions:

__________________________.00), Philippine Currency, payable as follows:
a) The amount of ONE MILLION (Php: 1,350,000.00) PESOS, representing a

partition/subdivision/segregation of the above-mentioned portion of land to be later
determined by a subdivision/partition survey ;
