RENTAL AGREEMENT

This Rental Agreement is made & executed on this the 14th day of February 2023 by
and between:
Mr.KANAGASABAPATHI.N
Aged about 41 years,
S/o Nataraj,
No.5/5, Vinayagar Kovil Street,
Jalathur, Pollachi, Devambadi,
Coimbatore, Tamil Nadu-642005.

Hereinafter called the LESSOR / OWNER of the ONE PART.

M/s.EAT REPEAT INDIA PVT. LTD.


Represented by Mr.VINAY.C.R.
No.17/17, 2nd Floor, Deepa Plaza,
24th Main, JP Nagar 1st Phase,
Bangalore-560078.

Hereinafter called the LESSEE / TENANT of the OTHER PART.

Whereas the terms, Lessor and Lessee shall mean and include their respective heirs,
legal representatives, administrators, executors and assigns etc.

Whereas the Lessor is the sole and absolute owner of the premises of Residential House
Premises situated at No.70, 1st Floor, 1st A Main Road, 7th Block, Koramangala,
Bangalore-560095, hereinafter called the Schedule Premises.

Whereas the Lessor upon the request of the Lessee agreed to let-out the schedule
premises on rental for residential purpose under the following terms and conditions and
whereas the Lessee agreed to take the premises on rental basis.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:


1. The tenancy is for a period of 11 (Eleven) months commencing from 16.02.2023.
After 11 (Eleven) Months it can be renewed with mutual consent of both the
parties.

2. The Lessee shall pay rent of Rs.55,000/- (Rupees Fifty Five Thousand only) per
month, for the said premises, to the Lessor on or before 5th of every English
Calendar month regularly & promptly.

3. The Lessee has paid a sum of Rs.2,50,000/- (Rupees Two Lakhs Fifty
Thousand only) by way of Cheque bearing No.000550, ICICI Bank, Bangalore,
as Security Deposit to the Lessor. The Lessor has acknowledged the receipt of
the same hereby. The said security amount shall not carry any interest, which
shall be refundable by the Lessor to the Lessee at the time of vacating the schedule
premises.

4. The Lessee has to pay electricity charges as per bill to the concerned authority
regularly and water charges sharing with the co-tenants every month without fail.

5. The Lessee shall not sub-let or under-let the schedule premises to others without
the written consent from the Lessor. The Lessee shall use the said premises for
residential purpose only. The Lessee shall allow either the Lessor or his / her
representatives to inspect the schedule premises at all reasonable hours.

6. The Lessee shall not store and keep any highly inflammable explosive material
endangering life and property in the schedule premises and the neighborhood. The
Lessee shall not engage any way causing annoyance, nuisance or obstruction to
the Lessor or the neighbors.

7. In the event of any loss or damages caused in the schedule premises, except any
damages that may take place due to normal wear and tear in use of the premises
during the tenancy period, the Lessee herein agrees to make good for the loss /
damage at his own cost and expense and failing which, has no objection in the
recovery of the cost for such damage from the security deposit held with the Lessor
at the time of termination of the tenancy and refunding of the security deposit by
the Lessor.

8. If the Lessee commits default in payment of rent, consecutively for a period of Two
months, the Lessor shall be entitled to terminate the rental created under this deed.

9. The tenancy can be terminated by either of the parties by giving to the other of
them Two (2) months prior notice.

10. The rent will be enhanced by 5% after Eleven months.

11. The Lessee has to pay painting charges as per actuals at the time of vacating the
premises or same amount will be deducted from the security deposit.

SCHEDULE

The piece, part and parcel of premises of Residential premises, RCC Roofing,
situated at No.70, 1st Floor, 1st A Main Road, 7th Block, Koramangala, Bangalore-
560095, consisting of Four Bedroom, One Hall, Kitchen, 2 Nos. of attached and 1
No. of common bath and toilet, provided with electricity and water facilities.

IN WITNESSES WHEREOF, the LESSOR and the LESSEE have affixed their respective
signatures on the day, month and the year above mentioned in the presence of the
following witnesses.
