  20      Special Credit Conditions
Terms and conditions of sanction of Home Loan:
1. This Loan is subject to the terms of the Loan Agreement to be executed between the applicant/borrower and HomeFirst.
2. The EMI mentioned above shall be payable from the 4th of the first month after complete disbursal of Loan amount. Prior to commencement of EMI, interest
(Pre-EMI interest) shall be charged on the loan amount disbursed and become due on the 4 th of each month.
3. The borrower agrees to provide all information and assistance to HomeFirst required in connection with the sanction, utilization of the Loan amount and any other
information that HomeFirst may deem fit. In the event that HomeFirst is privy to any information that it considers incorrect, misleading or that has been willfully
concealed or which may impact the loan repayment, the terms of sanction of the loan may be altered or withdrawn.
4. This sanction will remain in force only upon the execution/receipt of the following documents: (to be submitted within 15 days from the date of this sanction
letter)
  a. HomeFirst Loan Agreement
  b. Original title documents for the mortgaged property
  c. Original Receipts for downpayments, where applicable
  d. NOC from builder, where applicable
  e. All applicable fees and charges
  f. ACH-Mandate for repayment of Pre-EMI and EMI
5. The loan amount is subject to change depending on variation in property price in order to adhere to Loan to Value norms.
6. End use of the funds: The loan amount should be used by the borrower exclusively for the purpose mentioned above.
7. Release of Original Property Documents: All the original property documents that were provided by the borrower at the time of loan approval shall be released
along with release of any charge on property within a period of 30 days after full repayment/closure of the loan account.The original property documents will be
made available for retrieval at the same branch of Home First, at which the customer’s loan was disbursed. Alternatively, if the customer prefers to collect the
original property papers from a different branch, they can place this request at the time of loan closure.
8. The borrower shall have an option to convert from floating rate of interest to fixed rate of interest or vice versa at the sole discretion of HomeFirst by
paying the applicable conversion fee, provided all pending dues are cleared. The request for ROI conversion can only be placed after 12 months from
the date of first disbursement.
9. This sanction letter shall be valid for a period of 30 days, subject to legal/technical valuation of property and clearance. Failure of the applicant to
accept the sanction within such time shall render the sanction invalid.
10. Pre-EMI payment option will be available for up to period of 48 months from the date of first disbursal.
