Terms and Condition:-


• Security
i. Primary: Mortgage of land & Property where is situated at: Rural, HOSENPUR, SRIKRISHNAPUR, NANOOR,
Birbhum, West Bengal, 731215
• Period of advance & repayment terms:
i. Validity: To be accepted within a period of 45 days from the date of sanction.
ii. Repayment Schedule: Loan amount to be paid in 84 equal monthly instalments (EMI) of Rs. 10218 each.
• Other terms & conditions:
1. Legal and Technical clearance of the property. The offered collateral should be acceptable to the Bank.
2. Last Instalment should include EMI and any other amounts lying outstanding.
3. Savings Account details to be provided prior to disbursement.
4. No amount shall be disbursed under this facility until and unless the borrower has contributed his contribution
towards the purpose(s), executed the required agreements, documents, and writings, and performed such other
acts and deeds, and created such security as Bandhan Bank may require.
5. Interest shall be payable on the outstanding in the loan accounts computed on daily balance basis duly
compounded and debited to the accounts at monthly rests on the last working day of every week, in accordance
with the accounting practices from time to time.
6. Repayment date should be fixed, on every week and for sake of your convenience first instalment may include
interest of broken days.
7. The borrower should have a clear, absolute, and marketable title in respect of the property proposed to be
mortgaged to the satisfaction of the empanelled lawyer and valuer of Bandhan Bank.
8. Loan amount not to exceed 60% of the cost of property ascertained as per the valuation report submitted by the
bank’s empanelled valuer.
9. The loan will be repayable in Equated Monthly Instalments (EMIs) and / or in such other manner as mentioned in the
key fact statements. These instalments are payable every week. The Monthly Instalment comprises principal and
interest calculated on the basis of yearly rests at the rate applicable and is rounded off to the next rupee.
10. Non-Refundable charges levied by Central Registry of Securitization of Asset Reconstruction & Security Interest of
India:
a) For registration of security created in favour of Bandhan Bank:
i) When facility amount is equal to Rs 5 lacs or lesser: Rs 50 plus applicable GST
ii) When facility amount is greater than Rs 5 lacs: Rs 100 plus applicable GST
b) The charges for modification and satisfaction of security created in favour of the lender, if and applicable, shall be
levied as per applicable law.
c) The CERSAI charges mentioned above are Non-Refundable, statutorily regulated, and subject to change as per
applicable law.
13. Insurance: Property mortgaged / charged to Bandhan Bank should be fully insured against Fire, Lightning, riots,
strikes, floods, cyclones, earthquakes, civil commotions, and other natural calamities, etc. The name of the Lender
should be appropriately endorsed and recorded as ‘Assignee’ in such insurance policy/ies at your full cost for market
value or Bandhan Bank’s interest, whichever is lower. The policy(s) / cover note(s) in original should be lodged with
Bandhan Bank.
14. Inspection: The Bandhan Bank’s officials / empanelled valuer are to be permitted to inspect the property/ security at
any point of time whenever required. The Cost of such inspections shall be borne by you.
15. Disbursement will be made only after completion of security documentation and formalities in respect of mortgage
creation.
16. Upon the event of loan closure before term or maturity, or at the event of settlement in either case, the Bank shall
return the original property papers held with respect to security/mortgage from the _____________ Branch and
release the charge of the Bank within 30 days of the closure/settlement of the loan.
