I was just assigned a 2020 MacBook Pro with macOS Monterey Version 12.6 and I'm trying to use the MJML app v3.0.4 (v^4.12.0).
I am able to open the app, but the code and images take a while to download and I can not enter or exit a file without a delay.

Normally, the code and images display instantly and I'm able to flow smoothly between files.
