We were very well received and our Sales Representative was very personable and informative about the houses we were interested in, and the wider site, and area. The site is well laid-out with wide roads and off-street parking. There is a mix of inter-blended property types, and the site, though close to the A14, has good access to rail services and to Stowmarket shopping facilities, and to the A14 itself.

This is our second new-build property, so we appreciate that some snagging issues are to be expected with a new home. That said, we had a fair few niggly outstanding issues that had been frustrating and remained unresolved for longer than we would have liked.
Since Gary, our new Site Manager at Newlands Place came onto the development, our experience has changed considerably. He has been proactive, approachable and, most importantly, taken ownership of the outstanding issues. Within just a couple of weeks of coming to our home, he has managed to arrange and oversee the rectification of all of our outstanding snags.
Communication has been super clear, and ownership over the end to end process, This has made a real difference to our experience and has restored our confidence that any remaining issues will be dealt with properly.
Whilst there were certainly more snags than we'd expected from a new-build property, the way Gary has handled everything deserves recognition. A big thank you for turning what had been a frustrating situation into a much more positive experience with Crest.

Crest has placed the street sign in our garden without our consent. We sent email to make enquiry immediately. Crest took more than 3 weeks to reply our email. We requested Crest to remove it as soon as possible. We have given some suggestions for the location of Street Sign. Eg. move it to the concrete edging of the garden or on the road; make a small one to put it in front of the streetlight column so as to cause the least disturbance; put the street name sign on the streetlight column which is far more visible than in our garden etc. Crest still insisted that street sign must stay and conveyance plan will be prepared. Crest didn't reply us for what reasons that our suggestions are not accepted. Emails have been sent back and forth. Crest completed the conveyance plan and informed us that around 1/6 area will be taken for the public. It is unacceptable.
When we made a decision to buy this property, the size of the garden area was also our consideration. We have been living here for more than 3 years. We keep maintaining the garden in good condition and installed a wooden fence to define the boundary. We are shocked that Crest still put the street sign in our boundary.
There are several issues related to Road surfacing and unfinished paths. Suggest walking around the estate before considering Crest.

As first time buyers we were very nervous about the process and had been to different developers prior to Crest Nicholson @ Aspen Grange but none had the approach and patience that Jo and Lucy showed us.

Awful, awful company. To say I regret moving to Kegworth Gate is an understatement.
I have done a review before on a list of issues I've had, and of course I've had plenty more since, especially recently.
A lot of the houses were incorrectly made in the estate, and are being 'altered' to suit. To do this, it requires scaffolding. Scaffolding which is erected at 06:30am on a weekday. I complained that this was too early. They couldn't care less. As always.
Second issue recently is that our en-suite shower was leaking so bad under the bottom grout that it made our carpet go mouldy and door frames. This was in fact a SNAG which we had re-done within Crest's warranty period. But because this snag was poorly sorted and the warranty is now over, we had to fork out the fix ourselves and Crest refused to help or admit that their contractor did a bad job. Not once. Twice.
I would advise anyone looking at a Crest Nicholson property to NEVER buy one. Even the layout of the estate is a disgrace. There is nowhere for any visitors to park, meaning the estate is an ugly mess of cars parked down every road and corner, which is getting worse and worse with all of the HMO's being approved in our estate.
If you've put a deposit down recently for one of their properties... good luck. If not... leg it!

I moved in nearly a year ago, very pleased with my flat. I have had regular contact with the service department. Sometimes it's just to see how I'm settling in, how are things, how do you feel about your new place. Genuine questions with out the nagging content. I have the customer service agents number should anything crop up, " don't hesitate to call". Always go to know rather than waiting 2-3 months befor things get moving. I have only had very minor hic-ups, Some would say nit picking, but if things can be nipped in the bud the better.

I wanted to share a brief review of the after-sales service we recently received from Paul Bryant at the Rowden Gate site in Chippenham. Paul visited to lower our cooker hood following the installation of a new splashback and also touched in the upstands. While on site, he kindly resolved several other snagging issues as well. Paul has carried out work for us before and has always been professional, friendly, helpful, and willing to offer clear advice and guidance. Nothing ever seems too much trouble for him. He is an excellent craftsman and clearly capable of turning his hand to almost anything.

Dissatisfied with the purchasing process
I was seriously considering purchasing a property at Windsor Gate and was prepared to proceed with the purchase process. However, I was subsequently contacted by a third-party mortgage broker who had been given my details by the developer and was asked to discuss and assess my personal financial circumstances and affordability.
I explained that I preferred to arrange my financing independently and did not wish to undergo an affordability assessment with a third-party broker.
I was disappointed to find that declining to engage with the third-party broker appeared to prevent me from progressing with the house purchase process.
I fully understand that a developer may need to establish that a prospective purchaser has the financial means to complete a purchase. However, I would expect to be able to demonstrate my ability to purchase through my own bank, mortgage provider, financial adviser, or other appropriate documentation, without being required to disclose my personal financial information to a broker I have not chosen to use.
Overall, I found this aspect of the purchasing experience very disappointing. I was genuinely interested in the property, but the process made me feel that proceeding with the purchase was conditional on engaging with a third-party broker, rather than allowing me to independently arrange and demonstrate my financing.
The staff at the Perrybrook site are absolutely amazing! So friendly, welcoming and work so hard to help in anyway they can.

The price says premium. The quality and service say something very different.
My experience of buying a new-build home at Castlefield Park has been extremely disappointing.
The neighbourhood is lovely and the houses look fantastic in the marketing. Unfortunately, the quality of the actual properties does not come close to justifying the price.
The materials, fixtures and fittings appear extremely basic, and the standard of workmanship and finishing is shockingly poor for a property at this price. I have had numerous snagging issues involving the kitchen, flooring, carpets, walls, doors and other finishes.
The kitchen is a perfect example.
Under the wall cupboards next to the cooker, the lighting panels have been cut several centimetres shorter than the cupboards. The result looks unfinished and frankly ridiculous.
When I questioned this, I was told it was because of fire-safety requirements. I asked what the required distance was and was told 40 cm. The cupboards are approximately 43 cm, so I asked why the panels could not simply have been made to the same length while still meeting the safety requirement.
The answer then became: “It is what the specification says.”
This seems to be the approach whenever poor workmanship is questioned: hide behind the specification rather than acknowledge that the finished result looks unacceptable.
A specification is not an excuse for poor workmanship. If you have done a bad job, admit it and fix it.
There is also a serious issue with paperwork. My contract states that the necessary solar-panel certificate/documentation should be provided within three weeks. Almost three months later, I am still waiting. I have sent messages, emails and made a formal complaint, yet I am still chasing the paperwork.
This is not simply frustrating administration. Delays with documentation can have real financial consequences for homeowners, and customers should not be left chasing essential paperwork for months because of poor organisation.
I accept that new-build homes can have snagging issues. What I find unacceptable is the combination of poor workmanship, cheap-looking materials and the attitude when problems are raised.
These homes are being sold at a price that creates an expectation of quality. In my experience, the reality does not match the price or the marketing.
If you are considering buying here, don't be distracted by the attractive neighbourhood and glossy advertising. Inspect everything extremely carefully. Look inside cupboards, underneath fittings, at flooring, joins, finishes and installation quality. And make sure you get all certificates and paperwork in writing before you complete.
My advice: question everything before you buy. A high price does not necessarily mean high quality.

What can I say. Purchased a home in August 2025. Many of my neighbours commented on the poor service experienced with the developer for snagging issues but I considered myself very lucky and any issues were handled swiftly. However after the first year your passed to their head office and they do not want to know. Issues with render cracking. Sent to a contractor who looked at my photo and quoted £310 to repair the crack by using a filler. Crest declined the repair as apparently it’s caused by settlement so new home owners are to accept cracks to the front of there half a million pound homes. CRAZY

The only negative thing is that Crest seem to move their staff around to different sites and this means that you lose a contact that you have built a relationship with.
