Trading Time For Deals: What century is it? Real estate
professionals are still relying on old school methods and these
methods of obtaining new business are being left in the dust. Don't
get me wrong, cold calling, door knocking and letter box drops are
all extremely important. But when you stop doing them your

push these methods. Relying on these methods & referrals will
achieve you some level of success but you will hit a ceiling and you

Having the wrong expectations: One of the primary reasons that real
estate agents and ISAs come away disliking online leads is that they
don’t have the right expectations for them. Just like circle
prospecting and other lead sources where you are essentially
making first contact with a lead who doesn’t know you. The benefit
of our leads is that you are following up with someone who isn't
completely ice cold and has inquired for a CMA. Therefore you need a
solid system in place for moving a cold CMA inquiry through your
pipeline and convert it into a deal.
Not systemising your follow up & nurturing: A marketing agency
can hand you the most fantastical leads on a silver platter... however
if you or your team doesn't have robust sales dialogue in place to
move a lead down your pipeline, deals will start falling through the
cracks. Also if you don't have a solid CRM in place that is prompting

We routinely get new subscribers into the database from these campaign for $2.00 each. Thats an over
estimate but we will keep it conservative.
$400 / 2 = 200 ... 200 X 12 = 2400
With our seller lead magnet campaign we will be generating highly motivated sellers and moving them
through a messenger funnel to drive them to inquire for a CMA. Therefore we pay a little bit more for these
leads. Usually around $3.50
$500 / 3.5 = 143 ... 143 X 12 = 1714
Thats a minimum database of 4114 in 12 months. Just over 340 new people every month!
Now again these are conservative numbers and the budgets for these ads can be scaled up dramatically.
Especially if you have a vendor paid advertising model with your listings.
As this database grows we cultivate and retarget the database with more ads and follow up messages direct to
their messenger inbox.

3 TIPS TO CLOSE MORE DEALS FROM
YOUR FREE ORGANIC TRAFFIC
Optimise your social media profiles: Any visitors that come to your
profile you want to make it obvious what you do, what you
specialise in and how they can take action if they want to work
with you. Create clearly structured bios across all accounts that
communicate this. Next put a call to action in your FB page cover
photo. Edit in some text for example "click here to view our current
listings" then place a link in the description of the photo which
takes them to your website. Next use your instagram "link in bio"
wisely. Too many agents add a linktree link which gives someone
8-10 different buttons. Choose 1-3
Run Retargeting Ads: This is one of the biggest areas where real
estate agencies and individual agents leave money on the table.
Anyone who engages with your content on your business instagram
account & facebook can be retargeted. If you are producing
consistent content. This will be a lot of people. Create something
called a "custom audience" in FB ads manager for everyone who has
engaged with your FB page and IG page in the last 90 days. Run a
simple video ad asking for appraisal/CMA inquiries. This will be an
untapped gold mine of extra appraisals you are leaving on the table
RIGHT NOW!
Engage in or create a facebook group: Facebook spent millions on
advertising to tell the world about facebook groups. Facebook likes
to scratch their own backs and if they are investing in advertising
this feature, they are going to reward its users for taking action. The
rewards come in the form of organic engagement. To communicate
the power of facebook groups simply... on your facebook page only
about 1-5 percent of your audience will see a post if you are lucky.
However if you own a facebook group 80%+ of your group members
wil see that content. Consider creating a facebook group to build an
audience and position yourself or your agency as an authority in your
market.
