We had some simple damage to our window caused by Hurricane Helene. When we contacted them to fix the damage, they ignored our emails for weeks. Since then, Hurricane Milton came through and because Invitation Homes was criminally negligent in fixing the damage, the first floor was flooded. They finally sent someone to fix the actual broken glass so it wouldn't leak anymore, but the entire wall under the window is covered in a mold-like substance and they refuse to send someone who can speak English to actually fix the issue. Now, they are finally responding to emails after I threatened legal action for the jeopardizing my families health, but they have changed tactics to sending a different crew of non-english speaking workers each day to look at the window and spray it with water and then they leave. When I point to the obvious water damage on the wall, they just shrug. Now they are scheduling random "appointments" for every day (including weekends), and the only notice we get is "Juan Carlos will arrive 3 minutes ago!" messages. Stay away from them. They are a company set up by Blackstone (China) designed to steal property away from Americans. The Democrats let them get away with it for 4 years, we have to stop them from continuing! Invitation Homes needs *another* class action lawsuit so we can start rebuilding America the way it was meant to be; please post a review if you are willing to join in litigation against IH in Florida.

We moved out of their 1636 Willie Mays Pkwy property on 8/31 due to it being sold. They gave plenty of notice. We sent in the ACH form and even provided our forwarding address. We heard nothing for over a month. They sent it to the wrong address then blamed us for providing an address in Ocala, FL when we have no ties to there. They said it was sent via certified mail. Fast forward to November 8th and we cannot get a clear answer. The call center people via the phone are incredibly rude and the property managers are all giving us different answers and then not following up. I've requested for a tracking for the certified mail 4 TIMES and they keep sending the ledger and have not confirmed that It has been sent with any form of tracking or proof of mailing. This was $2015 dollars that we are missing and will be seeking further action if this is not solved. I definitely do not recommend this company.

FUTURE TENANTS BEWARE: I wrote a review previously about one of Progress Residential’s property next door to us. We have spoken to every tenant at this location. We have experienced at least 5 tenants. This company is HORRIBLE!!!! I cannot believe this company can stay in business! THEY do NOTHING to maintain their properties. They do not even attempt to take care of the tenants either. We have spoken to every tenant they have had at this location and it is ALL the same. All they want is some unknowing person to rent from them and the problems begin. Rent is TOO HIGH and don’t even think you will EVER get your deposit back. They refuse to take care of issues, but if they do, it is typically a bandaid fix. They do not care it is always out with the old tenant and in with a new one. I hope it is not you!

Has a lot of options, but I swear they don’t even list what you’re filtering for. For example every time I filter for a 2bed/2bath every apartment they recommend is only a 2 bed 1 bath and it’s always over my filtered budget. Very frustrating

I had a frustrating and unprofessional experience with this letting agency. I dealt with a serious issue where sewage was coming through my ceiling, and despite the urgency, it took them over a month to fix it. Throughout this time, they continuously promised it would be resolved soon, but nothing was done. My room was uninhabitable, and I had to chase them repeatedly for updates. Both Ross and Bryan, whom I was dealing with, were rude on the phone, showing little empathy for the situation. While their emails were more professional, they were full of empty promises and no updates unless I asked. The reason I have given two stars instead of one is after much back and forth, they eventually agreed to reimburse me for part of the rent. However, the process of dealing with them was unprofessional and entirely avoidable if they had acted with the urgency the situation required. They also refused to put me in contact with the landlord and assured me the landlord was being kept up to date, which I doubt was true. I would not recommend using Edinburgh Zone Letting.
